Role Overview

The person will lead IBM TRIRIGA / IBM Maximo Real Estate and Facilities application delivery, working with business analysts, architects, end users and support teams to understand requirements, design scalable solutions, and guide development, configuration, integration, testing, deployment and production support.

Key Accountabilities

• Translate BRD requirements into IBM TRIRIGA functional and technical design specifications.

• Lead design, configuration, customization and enhancements across Real Estate, Lease, Space, Facilities, Operations, Maintenance and Capital Projects.

• Configure and extend TRIRIGA using Data Modeler, Form Builder, Workflow Builder, Application Designer, Portal/UX components, queries, reports and security.

• Guide developers on coding, configuration, troubleshooting, peer reviews and technical best practices.

• Design and support integrations using APIs, integration objects, ETL/data migration and middleware.

• Lead SDLC activities including analysis, design, build, unit testing, SIT/UAT, release planning, deployment and warranty support.

• Analyze production issues, identify root cause and coordinate fixes with support, infrastructure and vendors.

• Maintain Solution Design Documents, configuration guides, deployment plans, SOPs, support handover notes and release notes.

• Ensure coding standards, data quality, performance, security, audit and change management requirements.

• Identify risks and dependencies, define mitigation actions and communicate status.

• Support estimation, planning, work allocation and knowledge transfer.

• Maintain awareness of TRIRIGA / Maximo Real Estate and Facilities product capabilities, patches and roadmap.

Experience Required

• Good communication skills with business users, functional consultants, technical teams and client stakeholders.

• Minimum 10-15 years of IT experience with IBM TRIRIGA implementation, enhancement, upgrade and support.

• Strong IWMS and real estate/facilities process knowledge including lease, space, work tasks, service requests, maintenance and capital projects.

• Hands-on configuration using Data Modeler, Workflow Builder, Form Builder, Application Designer, queries, portals and security groups.

• Integration, data migration, reporting and performance/production issue resolution experience.

• SQL and Oracle, DB2 or SQL Server knowledge.

• Java/J2EE, JavaScript, XML, REST/SOAP, reporting tools and application server concepts.

• Git, Azure DevOps, Jira or similar development and release tools.

• Technical design, architecture inputs, test support and operational runbooks.

• Ability to lead, mentor and review technical team deliverables.

• Java/J2EE, JavaScript, XML, JSON, HTML/CSS and scripting.

• BIRT or equivalent reporting.

• WebSphere/Liberty, environments, logs, patching and release management.

• OpenShift, cloud/container deployment and TRIRIGA Application Suite preferred.

• Git, Azure DevOps/Jira, CI/CD, incident and change management.
