Original job description

About Arkfield

Arkfield Development is a vertically integrated development and construction management company that develops residential real estate projects in Ontario. Since our establishment in 2020, we have experienced steady growth and currently have over 20 investments that are being owned and/or managed.

Our success stems from a people-driven, entrepreneurial culture that combines startup energy and drive in a more traditional industry. We are committed to building a high-achieving, mission-driven team focused on delivering results and maintaining a collaborative environment.

We are actively seeking individuals who thrive in a fast-paced, entrepreneurial working environment. Our non-hierarchical organizational structure is intentionally built to empower team members to take on diverse roles and collaborate in a dynamic team. There’s plenty of room for both company and professional growth, and we are looking to add members to the team who are excited to help propel that growth on both fronts.

Job Description

Arkfield is seeking an organized, proactive and detail-oriented Project Coordinator to support the construction of low-rise residential projects in the GTA. The ideal candidate will have a solid background in residential construction coordination and a working knowledge of the Ontario Building Code, municipal permitting and Tarion requirements. This role keeps projects on schedule, on budget and well documented from pre-construction through closing.

The Project Coordinator will work closely with the Project Managers, Site Superintendents, and the development, sales and customer care teams. This is a hands-on role, split between the office and our sites, suited to someone who can manage many moving parts and keep trades, consultants and internal teams aligned.

Low-rise projects include subdivisions across Ontario, spanning infill subdivisions to master-planned communities that include townhouses, semi-detached, and fully detached homes. Arkfield's fully integrated model means the construction team works hand-in-hand with development and sales, and the Project Coordinator is central to smooth hand-offs between each stage.

We welcome a strong team player to be part of a collaborative, dynamic team culture which values communication, organization, structure and ambition as we build out the low-rise division at Arkfield. This posting is for an existing vacancy.

As a member of this team, your key responsibilities would be:

· Scheduling and Progress Tracking:

§ Maintain project schedules, look-ahead plans and lot-by-lot progress trackers across multiple active phases.

§ Attend regular site visits to verify progress, photograph milestones and support the Project Manager.

· Trade and Procurement Coordination:

§ Prepare and issue tender packages, track bids, and assist with bid levelling and trade selection.

§ Prepare subcontracts and purchase orders, and coordinate trade and supplier scheduling and deliveries.

· Document Control:

§ Manage RFIs, submittals, shop drawings and change orders, following each through to close-out.

§ Keep project records current, including drawings, contracts, correspondence, and health and safety documentation.

§ Prepare agendas and minutes for site, consultant and internal meetings, and follow up on action items.

· Permits, Inspections and Compliance:

§ Track building permits, municipal inspections and Tarion requirements, keeping approvals ahead of the build schedule.

§ Support site health and safety compliance under the Occupational Health and Safety Act (OHSA).

· Budget and Cost Tracking:

§ Log and process trade invoices and progress draws, and support holdback tracking.

§ Track committed and actual costs against budget, and flag variances to the Project Manager.

· Homeowner and Closing Support:

§ Coordinate purchaser selections, upgrades and extras with the sales and customer care teams.

§ Support pre-delivery inspections (PDIs), deficiency lists and closing readiness.

· General

§ Work with the Construction and Development teams and assist with general administration as required.

§ Other duties within the scope, spirit and purpose of the job, as requested by management.

To succeed in this role, you will have:

· Diploma or degree in Construction Management, Civil Engineering Technology, Architectural Technology, or a related field. Gold Seal Certification (or progress toward it) is considered an asset.

· 2-5 years of relevant experience coordinating residential construction projects, with focused exposure to low-rise or subdivision work.

· Working knowledge of construction drawings, specifications and wood-frame building sequence.

· Familiarity with the Ontario Building Code, OHSA, and Tarion warranty requirements.

· Process orientated and proficient with scheduling and project management tools (e.g., MS Project, Procore) and MS Excel.

· Strong interpersonal and communication skills, with the ability to work with trades, consultants, and homeowners.

· Exceptional attention to detail and strong organizational skills.

· Demonstrated ability to manage multiple priorities under pressure while maintaining strict deadlines and timely responses.

· Proven self-starter with the ability to work independently as well as part of a team.

· Valid Ontario G driver's licence and access to a reliable vehicle for site visits.

To apply, please submit your resume and cover letter to ssampang@arkfield.com

Only shortlisted applicants will be contacted.
