Original job description

The Project Manager is responsible for the complete oversight and management of construction projects from preconstruction to project closeout.

Reports To: Operations Manager

Supervises: Assigned Project Coordinator(s)

Work Location: Hybrid - Office 80% / Site 20% (varies by project type and location)

Key Peers: Superintendent(s), Construction Manager, Financial Controller, BD&M Manager, HR Manager, Accountant

Key Responsibilities

Oversee and manage all assigned project phases from preconstruction through close-out, including budget, schedule, quality, and stakeholder management
Monitor project progress against schedules, budgets, and quality standards; provide accurate estimates of remaining costs and forecasted budget(s) to complete
Estimate, review, and negotiate contracts; manage buy-out activities including sourcing quotes, coordinating POs, subcontracts, and change orders
Review plans and specifications for constructability, scope alignment, and risk; coordinate with consultants, subcontractors, site teams, and suppliers on all project changes
Lead OAC and trade meetings and coordinate with consultants; manage distribution of agendas and minutes
Identify changes to project scope; submit and negotiate change orders; manage RFI process
Proactively manage client expectations, communications, and invoicing; issue client invoices and follow up on outstanding payments
Direct and Supervise Project Coordinators on workload and priorities; provide input for performance reviews of Project Coordinators
Manage project close-out including substantial performance, financial reconciliation, holdback requests, and final documentation
Maintain project data in Procore including budgets, commitments, schedules, RFIs, submittals, deficiency lists, and safety documentation
Support preconstruction including review of drawings, budget forecasts, and procurement planning
Confirm trade compliance with safety regulations prior to PO/subcontract issuance; coordinate with superintendents on incidents, inspections, and the implementation and documentation of safety programs
Provide weekly project reporting to the Operations Manager; contribute to quarterly portfolio reviews and post-mortem meetings

Qualifications & Experience

Minimum 5+ years of project management experience in commercial building, multifamily construction, or equivalent
Post-secondary degree or certification in Construction Management, Project Management, Engineering, or equivalent
Knowledge of CCDC contracts preferred; with a required willingness to develop contract administration expertise
Comprehensive knowledge of construction processes: drawings/blueprints, specifications, schedules, budgets, closeouts
Proficiency in Procore and MS 365; experience with MS Projects and Bluebeam an asset
Established knowledge of safe work practices and ability to implement safety procedures; ability to lead and motivate teams with continuous improvement strategies
Demonstrated ability to navigate complex and sensitive discussions, particularly surrounding stakeholder budgets, change orders, and schedule impacts
Experience building effective working relationships with internal and external stakeholders; highly organized with strong written and verbal communication skills

Requirements

Must have and maintain a valid Class 5 license with clean driving record
Eligible to legally work in Canada without employer sponsorship
Must live in the Bow Valley or be willing to drive to project sites throughout the Bow Valley
Ability to access active construction sites, including climbing stairs/ladders and navigating uneven terrain

Compensation & Benefits

Salary based on experience, starting at $95,000/year
Minimum 3 weeks’ vacation per year
