We build and manage thoughtfully designed rental communities with a strong focus on quality, resident experience, and community growth. Our workplace culture is rooted in collaboration, accountability, and shared success.

Position Overview

At Avana, leasing is sales. The Rental Home Specialist is responsible for driving occupancy, converting leads into signed leases, and delivering strong leasing performance within a fast-paced, high-performance lease-up environment. Reporting to the Area Manager, this role owns the full leasing cycle from first inquiry to signed lease, including prospect management, showings, follow-up, and closing. The ideal candidate is competitive, highly accountable, confident asking for the sale, and motivated by targets, urgency, and results.

Schedule: Tuesday to Saturday, 9:00 a.m. to 6:00 p.m. (on-site)

What You’ll Do

Drive Leasing Performance & Occupancy

Own leasing performance and contribute to achieving occupancy and lease-up targets.
Manage the full leasing pipeline from inquiry to signed lease.
Convert leads into residents through strong follow-up, prospect management, and closing skills.
Maintain consistent leasing activity, including prospecting, showings, follow-ups, and applications.
Monitor results and adapt strategies to improve conversion rates and occupancy growth.

Deliver a High-Impact Leasing Experience

Lead professional, persuasive property tours that showcase the value of living at Avana.
Build trust quickly with prospects and confidently recommend the right home.
Create urgency and overcome objections to move prospects through the leasing process efficiently.
Deliver responsive, professional communication across all prospect interactions.

Support Lease-Up Growth & Market Presence

Support lease-up initiatives through outreach, networking, events, and local partnerships.
Collaborate with Marketing to maximize listing performance, lead generation, and community visibility.
Stay informed on market conditions, competitor activity, pricing, and customer demand.
Represent Avana professionally within the community and help drive brand awareness and traffic.

Maintain Operational Excellence

Ensure show suites and common areas consistently reflect Avana’s standards and are presentation-ready.
Maintain accurate leasing records within company systems.
Stay organized and effectively manage multiple prospects, priorities, and timelines in a fast-paced environment.

What Success Looks Like

Achieving leasing, occupancy, and lease-up targets.
Strong lead-to-lease conversion rates and consistent follow-up performance.
High leasing activity levels, including prospecting, tours, and applications.
Reduced vacancy and increased occupancy within assigned communities.
Strong pipeline management and timely response to all prospect inquiries.
Accurate leasing administration and consistent execution of the leasing process.

What You Bring

2+ years of experience in leasing, sales, real estate, hospitality sales, or other performance-driven environments.
Proven ability to meet or exceed sales targets, KPIs, or occupancy goals.
Strong closing skills with confidence asking for the sale and overcoming objections.
Highly organized with the ability to manage multiple prospects, follow-ups, and priorities effectively.
Strong communication and relationship-building skills with a high sense of urgency and accountability.
Self-motivated, competitive, and driven by results.
Experience working in lease-up environments is considered a strong asset.
Knowledge of the local rental market is considered an asset.
Valid Class 5 Driver’s Licence with a satisfactory driver’s abstract and criminal record check.

Why Join Avana

Competitive salary and annual bonus opportunities.
Comprehensive health and dental benefits with 80% employer-paid premiums.
Employer matched pension plan starting after one year of employment.
Vacation entitlement starting at 20 business days annually.
Parental leave top-up program for eligible employees.
Opportunities for professional growth and career development.
A fast-paced, values-driven environment where your contributions directly impact leasing performance and community growth.
The opportunity to play a key role in driving occupancy across high-profile lease-ups and growing communities.
