SUMMARY

The Lifecycle Optimization Manager converts building condition, operational performance, energy and utility data, sustainability objectives, lifecycle requirements, lease obligations, and corporate real estate strategy into defensible investment and optimization plans that focus on capital and operating costs, including energy and greenhouse gas emissions. The role evaluates each building as an integrated system and identifies targeted interventions that improve reliability, resilience, energy and water efficiency, emissions performance, adaptability, occupant experience, and long-term value.

The role defines implementation-ready capital projects and maintains technical assurance through delivery. Day-to-day execution remains with capital delivery teams, which are accountable for approved scope, budget, schedule, quality, and performance outcomes.

KEY DUTIES & RESPONSIBILITIES

Building Performance & Value Optimization

Evaluate the envelope, structure, roofing, electrical, plumbing, HVAC/mechanical, life-safety, site works, vertical transportation, and building automation systems as an integrated building.
Use condition data, BAS trends, utilities, maintenance history, testing, complaints, field observations, interval meter data, utility invoices, and energy-use intensity benchmarks to identify root causes, anomalies, constraints, and performance gaps.
Recommend operational adjustments, recommissioning, targeted renewals, and strategic upgrades that correct deficiencies and unlock additional capacity, flexibility, resilience, energy efficiency, leaseability, or value.
Assess energy and water performance alongside asset condition and operational reliability when identifying and prioritizing building performance gaps.
Consider energy, greenhouse gas emissions, water, waste, refrigerants, and climate resilience when developing building optimization recommendations.
Define measurable outcomes and verification requirements for proposed investments.

Energy, Sustainability & Decarbonization

Monitor and analyze energy, water, utility cost, greenhouse gas emissions, and other sustainability performance indicators across the portfolio.
Develop and maintain energy conservation, decarbonization, and sustainability opportunity pipelines using utility data, BAS trends, audits, recommissioning findings, equipment condition, and operational observations.
Complete preliminary technical and financial evaluations of energy and sustainability initiatives, including estimated savings, implementation costs, available incentives, lifecycle impacts, emissions reductions, risks, and measurement requirements.
Integrate energy efficiency, electrification, refrigerant management, renewable energy, controls optimization, and emissions-reduction opportunities into lifecycle and capital planning.
Support energy audits, recommissioning studies, feasibility assessments, incentive applications, utility programs, and implementation planning.
Establish project baselines, performance targets, measurement and verification approaches, and post-implementation tracking requirements.
Support utility budgeting, consumption and cost forecasting, accrual validation, variance analysis, and identification of material cost or consumption drivers.
Maintain accurate and auditable energy, emissions, waste, and sustainability information for internal reporting, client reporting, target tracking, and business planning.
Coordinate with operations, capital delivery, consultants, utilities, and client sustainability teams to advance energy and sustainability initiatives.
Evaluate landlord and tenant responsibilities for energy and sustainability measures and support the integration of requirements into leasing, renewal, fit-up, and capital decisions.
Support waste reduction, diversion, responsible procurement, and other portfolio sustainability initiatives where applicable.

Lifecycle Asset Management & ISO 55001

Apply ISO 55001-aligned lifecycle principles from acquisition and commissioning through operation, maintenance, optimization, renewal, adaptation, and disposal.
Balance performance, risk, cost, opportunity, energy consumption, greenhouse gas emissions, climate exposure, and value over the relevant asset lifecycle and occupancy horizon.
Define fit-for-purpose lifecycle treatments, including maintain, monitor, repair, recommission, renew, modernize, replace, consolidate, or dispose.
Identify opportunities to align asset renewal with efficiency improvements, electrification, controls modernization, refrigerant transition, and decarbonization objectives.
Maintain a clear line of sight from corporate objectives and stakeholder requirements to asset strategies, investment decisions, measures, and continual improvement.

Portfolio, Leasing & Corporate Strategy

Align building recommendations with portfolio objectives, workplace and occupancy strategies, financial priorities, business continuity, client risk tolerance, sustainability targets, and portfolio emissions-reduction plans.
Assess investment needs against lease expiries, renewals, landlord and tenant obligations, hold periods, acquisitions, relocations, consolidations, and dispositions.
Provide technical input to stay-versus-move, renew-versus-relocate, and invest-versus-dispose decisions.
Translate building-level condition, energy, emissions, and sustainability evidence into prioritized portfolio programs, investment scenarios, and executive recommendations.

Investment Planning & Delivery Assurance

Interpret condition assessments, engineering studies, energy audits, inspections, utility data, BAS analytics, and operational evidence to determine need, risk, urgency, opportunity, and lifecycle timing.
Develop implementation-ready scopes, technical justifications, planning-level estimates, budgets, schedules, dependencies, constraints, risks, sequencing, and acceptance criteria.
Review design development, substitutions, scope changes, cost pressures, schedule impacts, commissioning plans, and closeout evidence against the approved investment intent.
Review proposed equipment selections and design changes for impacts on energy performance, emissions, controls integration, maintainability, incentives, and lifecycle cost.
Confirm that applicable energy and sustainability requirements are incorporated into commissioning, handover documentation, controls sequences, metering, and post-implementation verification.
Validate that completed work meets acceptance criteria and achieves the intended building and portfolio outcome.

Contracts & Procurement

Evaluate consulting assignments, requests for proposals, construction tenders, bid submissions, drawings, specifications, service agreements, change documentation, and building leases.
Identify scope gaps, exclusions, assumptions, obligations, commercial qualifications, deliverables, acceptance requirements, schedule commitments, pricing, energy-performance requirements, and lifecycle implications.
Develop procurement-ready technical scopes and evaluation criteria, and support proposal review, bid leveling, consultant selection, tender evaluation, and recommendations for award.
Coordinate contract interpretation with procurement, legal, commercial, leasing, sustainability, and delivery specialists and recognize when specialist advice is required.

People Leadership & Building Asset Management Planning

Functionally lead multidisciplinary building assessments by defining the plan, roles, information needs, decision criteria, meeting cadence, and expected outputs.
Engage client owners, business units, occupants, real estate and leasing, operations, maintenance, health and safety, security, sustainability, finance, procurement, legal, capital delivery, data, and technology stakeholders.
Support the coordination of specialists in building science, envelope, structural, mechanical, electrical, plumbing, fire and life safety, vertical transportation, accessibility, civil/site, environmental, energy, commissioning, BAS/controls, metering, greenhouse gas accounting, waste, and cost consulting.
Triage issues by discipline, urgency, risk, root cause, interdependency, lifecycle stage, contractual responsibility, and response pathway.
Integrate specialist input into a coherent building asset management plan and communicate decisions, assumptions, ownership, unresolved risks, and next actions.
Mentor contributors and set expectations for technical quality, consistency, data integrity, and defensibility.

KNOWLEDGE & SKILLS

5 to 8 years of experience in building engineering, building condition assessment, building performance, commissioning, energy management, asset management, sustainability, or technical capital planning.
Bachelor's degree in engineering, building science, architecture, architectural technology, environmental science, energy management, or a related discipline; alternatively, a relevant technical diploma with substantial directly related experience.
Demonstrated knowledge of building systems, building codes, commissioning, ASTM E2018, Uniformat II, Facility Condition Index, lifecycle economics, and ISO 55001.
Working knowledge of energy auditing, recommissioning, measurement and verification, building automation systems, and energy conservation measure development.
Experience preparing business cases that consider implementation cost, utility savings, incentives, simple payback, lifecycle value, operational risk, and greenhouse gas reductions.
Understanding of Scope 1 and Scope 2 greenhouse gas emissions, emissions factors, refrigerants, electrification, and building decarbonization strategies.
Experience developing scopes, options analyses, lifecycle evaluations, planning-level estimates, procurement documents, investment recommendations, and building asset management plans.
Ability to interpret consulting, construction, commercial, and lease documentation and connect technical requirements to portfolio, energy, sustainability, and lifecycle outcomes.
Strong analytical, facilitation, functional leadership, stakeholder management, written communication, and executive-presentation skills.
Advanced Excel skills and ability to use or learn asset management, energy, utility data, sustainability reporting, business intelligence, and BAS platforms.
Ability to communicate technical energy and sustainability findings to facility managers, project teams, finance stakeholders, clients, and senior leadership.

Licenses and/or Professional Accreditation

P.Eng. preferred where relevant to the assigned responsibilities; C.E.T., OAA, AScT, Architectural Technologist, or another relevant designation may be accepted with demonstrated technical depth.
CEM, CMVP, Certified Energy Auditor, commissioning, LEED, WELL, TRUE, ISO 50001, ISO 55001/CAMA, building-envelope, controls, or equivalent credentials are assets.
