Company Description Breakside Real Estate Group is a results-driven sales and marketing firm with deep roots in construction and real estate development. The company partners with leading developers to refine product vision and position projects effectively in the market. Using industry-leading sales and marketing tactics, Breakside Real Estate Group focuses on maximizing project exposure and buyer engagement. Team members collaborate closely with development partners to align strategies with project goals and local market dynamics.

Role Description The Licensed Sales Manager is a contract, on-site role based in Langley, Surrey, or Coquitlam, BC, responsible for overseeing the sales program for new and existing real estate developments. Day-to-day tasks include leading sales presentations, managing client relationships, coordinating showings and open houses, and guiding prospective buyers through the purchase process. The role involves monitoring market trends, providing feedback to developers on pricing and product positioning, and maintaining accurate sales reporting and documentation. The Licensed Sales Manager will collaborate with marketing teams to execute promotional campaigns, ensure consistent branding, and support lead generation efforts. This role requires adherence to provincial real estate regulations and professional standards while delivering a high level of service to buyers and partners.

This is a commission-only position.

Sales Manager:

Lead and uphold high standards within the sales team.

Create urgency while maintaining quality and integrity.

Consult with and hold team members accountable.

Demonstrate daily commitment to the Breakside brand, values, and client-centric approach.

Daily Duties and Tasks:

Support Senior Management in refining sales strategy.

Manage sales process and ensure team compliance.

Promote sales strategy for team success.

Provide dynamic leadership and mentorship to sales team. Ensure team has necessary resources.

Oversee Purchase and Sale Agreement process.

Review and manage MLS listings.

Manage use of technology/systems (i.e. Spark/Avesdo).

Conduct competitive market analysis (CMA).

Develop and maintain industry relationships with top agents and key networks.

Coordinate feedback collection from buyers’ and sellers’ prospects.

Ensure an exceptional guest experience.

Liaise with marketing department for communication about incentives and marketing promotions.
