The Senior Superintendent is Bucci's senior site representative and is accountable for delivering the building as per the drawings and specifications, on schedule and within budget. Reporting to the Director of Construction, the Senior Superintendent organizes, manages, administers and executes all site activity from mobilization through occupancy and warranty turnover.
Bucci is committed to a high level of quality. The Senior Superintendent will primarily be evaluated on the ability to deliver a durable building with minimal deficiencies, a safe site, and a high level of customer satisfaction, while protecting the Bucci brand in the community.
Key Responsibilities
Construction Management & Site Leadership
- Lead and coordinate daily construction activities, ensuring work is completed in accordance with project drawings, specifications, schedules and budgets.
- Oversee structural construction, building envelope installation, interior finishes and critical path activities.
- Manage subcontractors, foremen, site labour and Assistant Superintendents to maintain productivity, quality and schedule performance.
- Coordinate construction equipment, materials, deliveries and site logistics.
- Lead regular trade coordination meetings, proactively identifying and resolving site challenges.
- Maintain an organized, efficient and professional construction site.
Scheduling, Budget & Project Coordination
- Develop, maintain and manage construction schedules, milestones and short-term work plans.
- Monitor project progress, identify potential delays and implement recovery strategies as required.
- Support project cost control, progress claims, change orders and subcontractor coordination.
- Collaborate with the Director of Construction, project management team, consultants and trades to resolve design and construction issues.
- Coordinate inspections, permits and approvals with municipal authorities and regulatory agencies.
- Maintain accurate project documentation and provide regular progress reporting.
Safety, Quality & Project Delivery
- Promote and enforce a strong safety culture in compliance with applicable provincial Occupational Health and Safety regulations.
- Oversee site safety procedures, inspections, hazard assessments and incident reporting.
- Maintain high standards of workmanship, site organization and environmental compliance.
- Implement quality control measures and coordinate inspections throughout construction.
- Oversee deficiency management, commissioning, occupancy readiness and project turnover.
- Support the resolution of construction-related warranty items following occupancy.
Team & Stakeholder Management
- Lead, mentor and develop site personnel, fostering accountability, collaboration and professionalism.
- Build and maintain effective working relationships with consultants, subcontractors, suppliers and project stakeholders.
- Represent Bucci Developments professionally in interactions with neighbouring properties, community members and regulatory authorities.
- Support a positive, productive and respectful working environment.
Key Performance Measures
Performance in the role will be assessed against the following:
- Schedule: achievement of agreed milestones, for example parkade complete, structure topped out, building enclosed, and occupancy.
- Cost: site-controlled costs within budget; change orders and back-charges documented and defended.
- Safety: no lost-time incidents; inspections and orientations completed and documented; no regulatory stop-work orders.
- Quality: deficiencies per suite at pre-occupancy walkthrough below the agreed target; envelope passes consultant and warranty reviews without re-work.
- Warranty: low volume of construction-related warranty claims in the first year of occupancy.
- Team and community: site staff retained through the project; neighbour complaints logged and resolved promptly.
Qualifications & Experience
Required
- Minimum 10 years of progressive site experience in residential or mixed-use construction, including at least 5 years as the lead Superintendent.
- Completed at least two cast-in-place concrete high-rise residential projects of [12] storeys or more as the Superintendent of record, from excavation through occupancy.
- Demonstrated command of the concrete structure cycle: flyform or table form systems, shoring and reshoring design coordination, post-tensioned slabs, pour planning and cold-weather concreting.
- Experience planning and directing tower crane, material hoist and concrete pump operations on a constrained urban site.
- Working knowledge of high-rise building envelope systems (window wall, curtain wall, rainscreen cladding) and of the consultant review process.
- Experience as prime contractor's site lead under Occupational Health and Safety legislation. Alberta OHS familiarity is an asset; willingness to obtain Alberta-specific certifications on arrival is required.
- Proficient with scheduling software (MS Project or Primavera), Procore or equivalent project management platform, Bluebeam, and Microsoft Office.
- Valid driver's licence and a clean driving record.
Preferred
- Gold Seal Certified Superintendent, or a Red Seal trade with supervisory certification.
- Certificate of Recognition (COR) experience and standard first aid.
- Experience with the Alberta New Home Warranty program, or a comparable provincial warranty program such as BC's 2-5-10.
- Experience delivering multi-family projects for a developer-builder, with an appreciation for the purchaser experience and the post-occupancy warranty relationship.
- Prior experience relocating to, or working on, projects outside the Lower Mainland.
