Original job description

Who We Are

At Cameron Corporation, we're more than a real estate development and management company. We're a family-run business built on strong relationships, mutual respect, and a genuine commitment to the people who make our success possible.

For decades, we've been developing, investing in, and managing high-quality commercial, industrial, residential, and mixed-use properties across Alberta. While our portfolio continues to grow, we've worked hard to maintain the values that got us here: integrity and honesty, reputation for excellence, social responsibility and hard work and accountability.

We believe that great businesses are built by great people. That's why we foster a supportive, team-oriented environment where employees are trusted, encouraged to contribute ideas, and empowered to make an impact. When you join Cameron Corporation, you're joining a team that celebrates successes together, supports each other through challenges, genuinely cares for one another and takes pride in the communities we help build.

We're currently seeking a Senior Development Manager to join our growing team.

The Opportunity

As Senior Development Manager, you will play a leadership role in the planning, execution, and successful delivery of Cameron Corporation' land development projects.

Working closely with consultants, contractors, municipalities, utility providers, investors, and internal teams, you'll oversee projects from acquisition and planning through construction and final acceptance. This role combines strategic thinking, technical expertise, financial oversight, and stakeholder management to ensure projects are delivered safely, efficiently, and aligned with our long-term vision.

If you're passionate about building communities, navigating complex development projects, and collaborating with a team that values innovation, accountability, and relationships, we'd love to hear from you.

Your Impact

Development Planning & Approvals

Lead land development projects from acquisition and planning through approvals and construction.
Manage due diligence, zoning amendments, subdivision applications, and regulatory approvals.
Coordinate consultants, legal advisors, and municipal stakeholders to advance projects efficiently.
Ensure projects align with market opportunities, municipal requirements, and business objectives.

Engineering & Design Coordination

Oversee engineering consultants and design teams throughout the development lifecycle.
Review development designs and technical drawings to ensure quality, compliance, and constructability.
Coordinate municipal submissions, servicing agreements, permits, and approvals.
Resolve technical challenges and support achievement of project milestones.

Construction & Contract Management

Manage procurement, tendering, contract administration, and contractor performance.
Oversee construction activities, schedules, budgets, and project execution from pre-construction through final acceptance.
Review payment certificates, change orders, and project claims.
Conduct site visits and ensure projects meet safety, quality, and municipal requirements.

Financial Management & Project Performance

Develop and manage project budgets, forecasts, cash flows, and proformas.
Monitor project costs, commitments, recoveries, and financial performance.
Support financing initiatives, lender reporting, and project funding requirements.
Provide financial analysis and recommendations to support project and business objectives.

Stakeholder & Community Engagement

Build strong relationships with municipalities, consultants, contractors, builders, investors, and community stakeholders.
Prepare project updates, financial summaries, and presentations for internal and external audiences.
Support joint venture reporting and investor communications.
Represent Cameron Developments at industry, municipal, and community events.

Continuous Improvement

Drive improvements in project delivery, reporting, forecasting, and operational processes.
Support the implementation of best practices, systems enhancements, and reporting tools.
Foster collaboration, innovation, and a culture of continuous improvement.

What You Bring

Required Qualifications

Degree or diploma in Urban Planning, Civil Engineering, Project Management, Construction Management, Real Estate Development, Business, or a related field.
Minimum 10 years of progressive experience in land development, project management, planning, engineering, or related disciplines.
Demonstrated experience managing land development projects through planning, approvals, servicing, and construction.
Strong understanding of municipal approval processes, development agreements, servicing requirements, and regulatory frameworks.
Experience managing project budgets, schedules, cash flows, consultants, and contractors.
Strong contract administration, procurement, and negotiation skills.
Exceptional communication, stakeholder management, and relationship-building abilities.
Advanced proficiency with Microsoft Office applications, including Excel, Word, PowerPoint, Outlook, Teams, and SharePoint.
Valid driver's license and access to a reliable vehicle.

Preferred Qualifications

Professional designation such as P.Eng., RPP, PMP, CET, or equivalent.
Experience with large-scale master-planned communities or multi-phase land development projects.
Direct experience working with the City of Edmonton and surrounding municipalities.
Familiarity with development financing, cost-sharing agreements, municipal assessments, and development recoveries.
Experience preparing development proformas, project financial forecasts, and investor reporting.
Working knowledge of AutoCAD, GIS, Bluebeam, Adobe Creative Suite, or similar software.
Experience managing joint ventures, partnerships, or investor relationships.

What Sets You Apart

We're looking for a leader who combines strong technical knowledge with a collaborative and solutions-focused approach. You'll be successful in this role if you:

Take ownership of projects and drive results from concept through completion.
Think strategically while maintaining exceptional attention to detail.
Build credibility and trust with stakeholders at all levels.
Communicate effectively and confidently in both technical and non-technical settings.
Navigate challenges with professionalism, sound judgment, and a solution-oriented mindset.
Excel at balancing competing priorities and managing multiple projects simultaneously.
Foster collaboration and positive working relationships across teams and organizations.
Continuously seek opportunities to improve processes, outcomes, and community impact.
