Original job description

This is a hands-on role for someone who is comfortable balancing competing priorities, responding to frequent interruptions, resolving resident concerns, supporting leasing activity, and keeping the property’s financial and operational requirements on track.

Work Schedule and Location

Location is 2701 Maple Way NW Edmonton.
The property office operates Monday through Saturday.
The schedule may include rotating weekend work and month-end work to support legally required move-in and move-out activities.
There is no regular after-hours or emergency on-call requirement. Emergency maintenance is handled separately.
This is an on-site position. No company vehicle is provided.
A company laptop and mobile device will be provided.

Key Responsibilities

Resident Service and Relations

Serve as a primary point of contact for current and prospective residents.
Respond to resident questions, concerns, and service needs promptly and professionally.
Handle challenging or emotionally sensitive situations with patience, sound judgment, and effective de-escalation skills.
Coordinate resident communications, notices, move-ins, move-outs, and inspections.
Build positive relationships with residents from a wide range of backgrounds.

Leasing, Sales, and Occupancy

Conduct apartment showings and property tours for prospective residents.
Support leasing activity, applications, lease documentation, renewals, and related follow-up.
Monitor rental advertising and help ensure available units are marketed accurately and effectively.
Use a consultative and service-oriented approach to convert qualified prospects into residents.
Help maintain strong occupancy and resident retention.

Property Operations and Maintenance Coordination

Help oversee the daily operation of the 365-unit, five-building property.
Coordinate maintenance requests and communicate with residents regarding access, timing, and completion.
Work with contractors and service providers attending the site.
Ensure residents receive appropriate notice before contractors or maintenance personnel enter their units.
Conduct regular property inspections and escalate maintenance, safety, or capital needs as required.

Rent Collection and Financial Oversight

Monitor rent collection and follow up professionally on outstanding balances.
Work within established processes to address arrears and support timely payment resolution.
Monitor property expenses, contractor costs, and operating budgets.
Contribute to the financial performance of the property through responsible cost management, occupancy support, and effective operations.
Maintain accurate records and prepare operational or financial information as required.

Administration and Systems

Use Yardi to maintain resident, leasing, payment, and property information.
Maintain organized and accurate electronic records, correspondence, notices, and supporting documentation.
Prioritize effectively in a fast-paced office where calls, walk-ins, and urgent resident needs may frequently interrupt planned work.
Collaborate closely with the second Property Manager, maintenance team, contractors, and operational leadership.

Qualifications and Experience

Previous experience in residential property management, multifamily housing, hotel management, leasing, hospitality, or another closely related customer-facing environment.
Demonstrated sales, customer service, and relationship-building skills.
Experience handling difficult conversations, resident or guest complaints, and emotionally charged situations.
Strong time-management skills and the ability to shift priorities throughout the day.
Comfort working with budgets, property expenses, contractor costs, and basic financial information.
Experience with rent collection, leasing administration, or maintenance coordination is an asset.
Knowledge of Yardi property management software is strongly preferred.
Working knowledge of Microsoft Office, including Outlook, Word, and Excel.
Knowledge of Alberta residential tenancy requirements is an asset.
Excellent written and verbal communication skills.

Residents receive timely, respectful, and solutions-focused support.
Leasing inquiries, showings, applications, move-ins, and move-outs are handled accurately and efficiently.
Rent collection and arrears follow-up are completed consistently.
Maintenance work is coordinated effectively with residents, contractors, and the maintenance team.
Property records in Yardi remain accurate and current.
Operating costs and contractor spending are monitored responsibly.
The Property Manager remains organized, calm, and service-focused in a high-volume environment.

Compensation and Benefits

Annual salary range of $45,000 to $65,000, based on relevant experience and qualifications.
