THE POSITION

Reporting to the Senior Director of Development, the person in this position is responsible for the integrated management and delivery of the Royalmount hotel project, from planning and design through construction, commissioning, and handover to the operator. He or she coordinates teams, monitors the budget, schedule, and risks, and prepares the necessary decisions for the owner. Guidelines regarding the concept, financing structure, and operating model are established in collaboration with management and relevant specialists; the role ensures that these guidelines are incorporated into the plans and the execution of the project.

Responsabilities

Project Planning and Coordination

  • Establish and oversee the implementation plan, milestones, deliverables, responsibilities, and decision timeline in collaboration with stakeholders.
  • Coordinate architects, designers, engineers, hospitality consultants, and other professionals; ensure consistency across their scopes of work and resolve interdisciplinary interfaces.
  • Integrate the approved requirements of the owner, brand, or operator into the plans, along with the interfaces with other components of Royalmount.

Budget, Schedule, and Risk Management

  • Establish and maintain the project development budget with the finance, estimating, and construction teams, including relevant construction costs, fees, FF&E, OS&E, and provisions.
  • Track commitments, forecasts, variances, and change requests; present corrective actions and decisions for approval.
  • Maintain the master schedule and risk register; anticipate issues related to cost, schedule, quality, and opening.

Design, Permitting, and Construction

  • Oversee the design phases, coordinate drawing reviews, constructability studies, requests for proposals, and technical decisions.
  • Coordinate with specialists to handle permitting and licensing procedures with the relevant authorities and ensure compliance with applicable codes and requirements.
  • Supervise project delivery with the contractor and site teams: monitor progress, quality, changes, testing, defects, and final acceptance of the work.
  • Ensure that environmental requirements and selected brand standards are incorporated into project documentation and execution.

Hotel Partners and Pre-Opening Preparation

  • Serve as the project liaison with the selected brand or operator and track technical service deliverables related to development.
  • Support, as needed, the teams responsible for partner selection, agreements, and financial analysis by providing project information, timelines, and information on how these factors impact project completion.
  • Coordinate with the operator on pre-opening interfaces related to the building, systems, FF&E, OS&E, commissioning, and asset handover.

Project Leadership and Accountability

  • Engage internal and external teams around project priorities and ensure clear follow-up on decisions and commitments.
  • Provide management with regular reports on the budget, schedule, risks, decisions to be made, and readiness for opening.
  • Promptly escalate issues that fall outside the scope of the mandate or require a decision from the owner; work with site managers to ensure compliance with health and safety practices.

OUR IDEAL CANDIDATE

  • Bachelor’s degree in architecture, engineering, construction management, real estate, or a related field; PMP certification or equivalent is a plus.
  • 10 years of experience in managing large-scale real estate or construction projects, including significant experience in the hospitality industry or with complex projects involving high operational requirements.
  • Proven experience in multidisciplinary coordination, budget monitoring, schedule management, and project delivery through commissioning or occupancy.
  • Solid knowledge of the processes involved in the design, procurement, construction, commissioning, and handover of a building.
  • Ability to work with hotel standards, operations teams, and specialized consultants; knowledge of brand requirements is a plus.
  • Proficiency in project tracking tools, budgets, and schedules; understanding of a project’s financial issues without primary responsibility for the investment pro forma.
  • Good knowledge of the regulatory environment in Quebec; advanced proficiency in both French and English, both spoken and written, to collaborate with local and international partners.
  • Project leadership: secures decisions, clarifies responsibilities, and drives multiple teams forward simultaneously.
  • Attention to detail: Identifies deviations early on and proposes concrete solutions to ensure quality, stay within budget, and meet deadlines.
  • Judgment and communication: Summarizes key issues for management and communicates effectively with the design, construction, and operations teams.
  • Focus on the customer experience: Understands the impact of design and delivery choices on the hotel’s future operations.
