CRA-Designated or Senior AIC Candidate | Independent Contractor | Immediate File Volume

Evolve Appraisal Services Inc. is seeking an experienced residential appraiser to support increasing volume across the Niagara Region and surrounding markets.

This opportunity is ideal for a CRA-designated appraiser or senior AIC candidate who is confident handling residential assignments with limited supervision and values collaboration, administrative support, and a structured team environment.

About the Role

• Complete residential appraisal assignments for lenders, private clients, and litigation support purposes.
• Conduct property inspections, collect and analyze market data, and prepare well-supported appraisal reports.
• Apply the Direct Comparison and Income Approaches where appropriate.
• Collaborate with the principal appraiser throughout the assignment and review process.
• Manage assigned files efficiently and communicate proactively about deadlines and progress.

What We’re Looking For

• CRA designation or active AIC Candidate membership with substantial residential appraisal experience.
• Demonstrated ability to manage residential assignments from inspection through report preparation with limited supervision.
• Strong analytical and report-writing skills, with a sound understanding of CUSPAP requirements.
• Professional communication, attention to detail, and reliable turnaround times.
• Familiarity with Niagara and surrounding residential markets.
• Willingness to receive feedback and work within established company systems.
