Business Development Director

The Business Development Director is a highly motivated self-starter who will lead and provide strategic sales initiatives, engage in marketplace sales activity and work closely with the Market Leaders, operational Executives and the Marketing Department on lead generation activities, sales activities and proposal generation activities. The role requires superior planning, communication and business development skills together with the ability to effectively collaborate with various internal senior associates to effectively close sales and achieve targets.

Your Responsibilities

Lead the development, implementation, and ongoing refinement of new client development strategies, operations, and processes for FirstService Residential with existing Property Management clients
Develop and execute strategic sales plans to secure property services contracts aligned with the company’s client-type strategy.
Identify and pursue new business opportunities through networking, industry events, direct outreach, referrals, and lead generation efforts.
Manage and actively participate in the full sales cycle, including needs assessments, proposal preparation, RFP responses, sales presentations, and contract negotiations.
Utilize CRM tools (Dynamics) to maintain accurate lead and opportunity data, document activities, track follow-up schedules, and manage sales pipeline performance.
Support expansion of current and emerging market territories by providing trend analysis, competitive insights, and recommendations related to service lines, product types, and regional opportunities.
Attend planning, strategy, and business development meetings as requested; provide timely reports on pipeline progress, competitive activity, and industry trends to senior leadership.
Collaborate with Marketing and Sales Operations to develop proposal content, value messaging, and sales materials; continually seek innovative ways to communicate the company’s value to prospective clients.
Deliver compelling sales presentations and effectively close new business in alignment with company goals.
Partner with executive leadership and operations teams to ensure a smooth onboarding and handoff of new accounts.
Uphold company values, high ethical standards, and compliance with all applicable state and local regulations.

Ability to design and implement strategic sales plans that support revenue growth through upselling in the property management industry.
Proven success in identifying, pursuing, and securing new business opportunities within the property management sector.
Advanced communication and presentation skills, including the ability to confidently present to boards and large groups.
Skilled in managing complex sales cycles, negotiating service agreements, and closing high-value contracts.
Collaborative and team-oriented, with the ability to work effectively across departments including property management, finance, marketing, and executive leadership.
Strategic thinker with the ability to assess market conditions, analyze data, and develop growth strategies.
Strong business acumen with the ability to articulate value, competitive advantages, and service differentiators.
Demonstrates strong and effective customer service and relationship building skills: ability to be able to develop rapport with a variety of personalities and types of potential clients during and after the sales process and ability to be “of service” to all internal customers, effectively working with multiple styles and influences that present unique needs and demands on the sales process
Excellent organizational skills with the ability to manage multiple prospects and timelines simultaneously.
Proficient in Microsoft Office applications, including Word, Excel, PowerPoint, Outlook, Publisher, and Teams.
Proficiency in CRM systems and other tools used for pipeline management and reporting.
Ability to work independently while also collaborating effectively across teams.
High level of professionalism, discretion, ethics, and client-service orientation.

Education And Experience

Bachelor’s degree in Business Administration, Marketing, Communications, or a related field preferred.
5+ years of business development, sales, or client relations experience, ideally within HOA management, property management, real estate, facilities management, or related services.
Prior experience partnering with HOA boards, developers, or condo boards preferred.
CAI industry credentials (e.g., CMCA®, AMS®, PCAM®, or CACM certifications) are a plus but not required.
Demonstrated history of meeting or exceeding sales or business development targets.

Travel

Must have access to and consistent use of a vehicle for transportation to prospective client meetings, industry events, etc.
Frequent local travel required and occasional overnight out-of-town travel.

Compensation

Compensation for this role is base salary in the range of $80,000 to $95,000 + bonus + benefits.
