Can you speak the language of engineers and building operators, then deliver a clear, compelling presentation to executives?
We are recruiting a Senior Manager, Operational Excellence for an established commercial real estate owner. This role will help improve building operations across a national portfolio of office, retail and industrial properties.
The biggest opportunity here is the portfolio scope. You will take practical building knowledge and translate it into better standards, systems and performance across multiple properties.
The role:
Reporting to the Director, Operational Excellence, you will work with property teams and business leaders to identify opportunities, build the business case and deliver improvements across the Canadian portfolio.
The building teams bring considerable expertise and autonomy. Your ability to earn credibility, understand their challenges and gain support will be just as important as your technical knowledge.
What you will do:
- Strengthen preventive maintenance programs, equipment reliability and operating practices across the portfolio.
- Develop and govern operational standards, policies, audit programs and performance frameworks.
- Shape improvements to technology platforms supporting maintenance, compliance and vendor management, from business requirements through to adoption.
- Use benchmarking and performance analytics to identify opportunities, prioritize action and measure results.
- Partner with procurement and property teams on major service contracts, including RFP scopes, service standards and vendor performance.
- Lead initiatives across properties and departments, presenting recommendations, costs, risks and expected outcomes to leadership.
- Conduct or oversee building risk assessments and support legislative compliance and relevant property certifications.
- Provide budget guidance for national projects, contracts and consultants.
What you bring:
- Approximately 10 or more years of experience in commercial property or building operations.
- Strong technical knowledge of mechanical, electrical, HVAC and life safety systems.
- Experience developing or improving operational programs across multiple properties.
- Experience implementing operational technology, standardizing processes and helping teams adopt new systems.
- The ability to influence experienced operators and business leaders who do not report to you.
- Strong analytical judgment and confidence building a business case using cost, performance and risk data.
- Clear presentation skills, with the ability to explain technical recommendations to senior leadership.
Experience leading corporate or portfolio operational programs is particularly relevant. An FMA or RPA designation is an asset.
Is this your next step?
You can speak the language of engineers and building operators, then walk into an executive meeting and clearly explain what needs to change, why it matters and what it will deliver.
You understand the realities of running a building. Now you want to apply that knowledge across a portfolio, identifying improvements that can scale across properties and bringing the teams with you.
That portfolio perspective is central to this role. You will need to look beyond individual building issues and turn practical experience into better standards, systems and performance across a national portfolio.
You may already lead regional or portfolio operations. You may also be a senior building operations leader who has delivered broader improvement initiatives and can demonstrate how that experience translates across properties.
