At GagaMuller, we empower people and organisations to build with data.
Role Description:
We are looking for an experienced Commercial Manager to join GagaMuller on a hyperscale data centre project. Acting as the owner’s representative, you will provide client-side leadership and oversight of the commercial scope, coordinating the General Contractor (GC), design consultants, specialist contractors, OEMs, commissioning teams and the wider supply chain. You will protect the client’s interests across design, procurement, construction, testing, commissioning and handover, with a strong focus on safety, quality, programme, resilience, compliance and operational readiness.
With a market-leading client base and the opportunity to take the lead on strategic commissions and high-profile projects, this is an exciting time to join the business unit and grow a career with GagaMuller.
The Opportunity
You will lead client-side commercial oversight of the Mechanical, Electrical and Plumbing (MEP) scopes of work for a hyperscale data centre project. Acting as the owner’s commercial representative, you will manage the commercial position across major MEP packages, including electrical infrastructure, mechanical cooling systems, controls, public health, fire protection, specialist equipment and associated testing and commissioning. You will coordinate the General Contractor (GC), MEP cost consultants, design teams, trade contractors, OEMs, commissioning teams and the wider supply chain to maintain cost certainty, protect the client’s contractual position and support timely, evidence-based decisions from procurement through final account.
Responsibilities
- Scope & Delivery Management
- Lead owner-side commercial management of the MEP scopes of work from procurement and contract formation through installation, commissioning, handover and final account.
- Establish and maintain detailed cost control for mechanical, electrical, public health, controls and specialist MEP packages, covering budgets, commitments, actuals, accruals, forecasts, contingency and cash flow.
- Oversee the GC’s MEP commercial performance and that of the wider MEP supply chain, challenging package cost movements, unsupported forecasts, scope gaps and emerging budget pressures.
- Manage commercial procurement, tendering, bid evaluation, levelling, negotiation and award of major MEP work packages, specialist systems and long-lead equipment in alignment with the project programme.
- Assess the cost and contractual implications of MEP design development, equipment selections, technical substitutions, coordination changes, interfaces, acceleration, delay and commissioning requirements.
2. Stakeholder Coordination
- Act as the client’s primary commercial representative for the MEP scopes, providing clear advice and recommendations to the project leadership team.
- Coordinate the GC, MEP cost consultants, mechanical and electrical design leads, project controls, MEP trade contractors, OEMs, commissioning teams and internal client stakeholders.
- Lead MEP commercial reviews, change meetings, package negotiations, payment reviews and senior client governance meetings, ensuring technical and commercial positions remain aligned.
- Maintain constructive relationships while independently challenging GC and MEP contractor submissions, quotations and claims against scope, design information and contractual obligations.
- Escalate material MEP cost, contract, procurement, scope, change or programme issues early, with a clear assessment of exposure and recommended action.
3. Risk & Compliance Management
- Maintain oversight of MEP commercial and contractual risks, including scope gaps between trades, design development, exclusions, qualifications, builder’s work interfaces, temporary works, change, delay, claims and supply-chain exposure.
- Ensure all MEP commercial activities comply with executed contracts, package scopes, responsibility matrices, agreed governance, delegated authorities and client approval processes.
- Administer rigorous MEP change control, linking instructions, RFIs, design revisions, technical submittals and site conditions to quotations, substantiation, evaluations, approvals and auditable records.
- Review MEP payment applications, variations, compensation events, prolongation claims and final accounts, validating entitlement, measured progress, quantities, rates and supporting evidence.
- Maintain MEP-specific commercial risk and opportunity registers, ensuring package exposure, mitigation actions, owners, values and decision dates are actively managed.
4. Reporting & Documentation
- Prepare accurate client-facing MEP cost reports by system and package, covering budget, commitments, actuals, accruals, forecast at completion, contingency, change and cash flow.
- Maintain auditable records for MEP tender evaluations, bid levelling, recommendations, package scopes, contracts, instructions, notices, variations, approvals, payments and commercial decisions.
- Review GC and MEP consultant commercial reports, reconcile package-level inconsistencies and verify forecasts against procurement status, installation progress, approved change and commissioning readiness.
- Provide concise summaries of key MEP commercial movements, long-lead procurement decisions, scope changes, emerging risks and impacts on budget, programme and commissioning.
- Support MEP close-out by resolving outstanding package changes, claims, retention, final accounts, testing and commissioning-related costs and contractual deliverables.
5. Collaboration & Integration
- Integrate MEP commercial management with mechanical and electrical design, procurement, project controls, construction, commissioning, legal and operational-readiness workstreams.
- Work closely with Mechanical, Electrical, Controls and Commissioning leads to understand system scope, design maturity, equipment schedules, quantities, interfaces and buildability before assessing entitlement or value.
- Coordinate with planning and project controls teams to evaluate MEP installation sequence, area release, energisation, flushing, testing, commissioning, delay, acceleration and time-related cost impacts.
- Support procurement of long-lead MEP equipment and critical packages, including switchgear, transformers, generators, UPS systems, chillers, cooling equipment, pumps and controls, balancing cost, programme, technical compliance and contractual protection.
- Promote consistent MEP commercial governance, scope clarity, lessons learned and transparent decision-making across the client, GC, designers, trade contractors and OEMs.
Qualifications
- Degree or recognised qualification in Quantity Surveying, Commercial Management, Construction Management, MEP Quantity Surveying or a related discipline.
- Relevant professional membership or chartered status, such as RICS or an equivalent body, is desirable.
- Strong knowledge of MEP procurement, package scoping, cost planning, measurement, contract administration, forecasting, change control, payment and final-account processes.
- Confident user of cost-management, document-control, reporting and data-analysis platforms.
- Clear written and verbal communication skills, with the ability to present complex commercial matters to senior client stakeholders.
What Experience We Are Looking For
- Substantial commercial-management experience focused on MEP scopes within complex construction, mission-critical or large-scale infrastructure projects; hyperscale data centre experience is strongly preferred.
- Demonstrable client-side, developer, consultancy or owner’s representative experience, including commercial oversight of a GC and major mechanical, electrical and specialist MEP trade packages.
- Experience managing substantial MEP budgets, tender packages, long-lead equipment procurement, scope coordination, contract change, payment assessments, claims, forecasting and final accounts.
- A track record of identifying MEP scope gaps, trade interfaces and commercial exposure early, developing practical mitigation and supporting informed client decisions in a fast-paced environment.
- Strong commercial judgement, attention to detail and the confidence to challenge constructively while maintaining stakeholder alignment.
Benefits
- Comprehensive healthcare coverage.
- RRSP Contribution.
- Generous PTO allowance.
- Collaborative team environment that values teamwork and open communication.
- Mentoring and professional development opportunities.
