JOB TITLE: Sales Manager

DIVISION: Sales & Marketing

DEPARTMENT: Sales

REPORTS TO: VP of Sales

LOCATION: GTA

POSITION OVERVIEW (Purpose):

Graywood is a privately-owned, Toronto-based real estate investment management company that specializes in the development of residential mixed-use properties of exceptional quality in Canada. During its 40-year history, Graywood has managed 53 projects, with 31,100 housing units and a combined value of $8.3 billion. Due to continued growth, we are our looking for a Sales Representative who will become an integral part of Graywood's team.

The Sales Manager will be the driver of on-the-floor sales success for Graywood. As a Sales Manager you will play an integral part of our team in taking all visitors through the home buying experience, putting together legally binding purchase agreements, and creating a positive experience for each visitor.

RESPONSIBILITIES:

The Sales Manager is responsible for the following:

Sales Leadership and Performance

Represent Graywood professionally and maintain comprehensive knowledge of its products and sales programs
Drive revenue from project launch through completion of the sales program
Develop and execute sales strategies, campaigns, and programs in collaboration with internal teams
Review lead pipelines, conversion rates, traffic sources, follow-up activity, and sales-cycle performance to identify opportunities for improvement
Prepare monthly sales reports and monitor performance against goals and targets
Provide management with timely, proactive feedback on the effectiveness of incentives and sales programs
Work with the Vice President, Sales to evaluate project performance using qualitative and quantitative insights and to inform future developments

Customer and Realtor Engagement

Build and strengthen Realtor relationships by providing timely project information, education, guidance, and support
Leverage Realtor networks to drive sales across current, new, and future projects
Prospect daily, follow up with leads throughout each sales campaign, and communicate new releases, promotions, and sales updates
Greet sales office visitors, understand their needs, and guide clients and purchasers toward appropriate product options
Manage the buyer journey from initial introduction through contract execution while maintaining a positive customer relationship
Conduct tours of available units and amenity spaces
Respond promptly to telephone and electronic inquiries about product availability and sales programs

Marketing and Market Intelligence

Collaborate with the Sales and Marketing teams on marketing programs, email campaigns, social media content, videos, seminars, events, and interviews
Participate in on-site and off-site sales and community engagement events, including occasional activities outside regular business hours
Monitor market trends, inventory, and industry opportunities to anticipate future needs and product releases
Contribute to the monthly comparative market analysis (CMA) report and provide commentary to the Vice President, Sales and the Senior Vice President, Sales and Marketing

Sales Operations and Administration

Maintain accurate, current records in the CRM and contract management platforms
Provide administrative and deal-writing support as required
Review printed and digital purchase and sale documents for accuracy
Oversee Presentation Centres and ensure sales offices and show suites comply with company sales policies

QUALIFICATIONS:

Education

Post Secondary Education

Experience

3 - 5 Years Minimum working in a sales role in new multi-family residential developments preferred
5-7 Years Minimum working in a sales/administration capacity in new multi-family residential developments preferred

Availability

Must be available to work Monday – Wednesday & Saturday – Sunday (Thursday/Friday off). Additional hours outside of regular business hours may be required.

This position offers a base salary of $50,000–$60,000 per year, plus commission based on sales performance. Compensation will be determined based on qualifications, experience, skills, and other relevant factors.
