Position Overview
Green Bridge is seeking an experienced and highly organized Project Manager to lead the successful delivery of commercial construction, building improvement, renovation, and specialty projects. Our work spans general contracting, interior and exterior building improvements, mechanical and electrical coordination, lighting, EV charging infrastructure, and other building services.
The Project Manager will take ownership of projects from internal turnover through planning, procurement, mobilization, construction, billing, closeout, and warranty. The role serves as the primary link between Green Bridge's clients, site teams, subcontractors, trades, suppliers, consultants, and internal management.
We're looking for someone who takes ownership of their projects, understands how construction gets built, and can confidently manage the schedule, budget, trades, client relationships, and day-to-day execution required to take a project from award through successful completion.
Key Responsibilities
Project Planning & Execution
- Take ownership of projects following award and internal turnover from estimating/sales.
- Review contracts, proposals, drawings, specifications, schedules, budgets, and scope requirements before mobilization.
- Develop project execution plans, schedules, procurement requirements, and key milestones.
- Coordinate labour, subcontractors, materials, equipment, permits, inspections, and site access.
- Work closely with Site Supervisors and electricians to ensure field teams have the information and materials required to perform their work efficiently.
- Conduct regular site visits and maintain a practical understanding of project progress and field conditions.
- Identify potential schedule, scope, cost, or coordination issues early and develop corrective actions.
- Manage multiple active projects while maintaining visibility over priorities and deadlines.
Financial & Commercial Management
- Take responsibility for the financial performance of assigned projects.
- Establish and maintain project budgets and cost forecasts.
- Review committed costs, labour performance, purchase orders, subcontractor costs, and project expenditures.
- Track project profitability and identify cost overruns or margin risks early.
- Review supplier and subcontractor invoices against approved commitments and completed work.
- Prepare and support monthly progress billings.
- Ensure billings, supporting documentation, statutory holdbacks, and change orders are submitted accurately and on time.
- Maintain accurate forecasts of project cost-to-complete and expected final margin.
Change Management
- Identify work that falls outside the contracted scope before additional work proceeds wherever reasonably possible.
- Prepare and issue pricing for contemplated changes and change orders.
- Maintain complete records supporting additional costs, including labour, materials, equipment, subcontractors, and schedule impacts.
- Track all potential changes from identification through quotation, approval, execution, and billing.
Procurement & Subcontractor Management
- Prepare and issue purchase orders and subcontract agreements within approved project budgets and company procedures.
- Coordinate material releases and deliveries against the construction schedule.
- Monitor long-lead equipment and proactively address procurement risks.
- Review supplier quotations and identify opportunities for cost savings or value engineering.
- Manage subcontractor scope, schedule, performance, documentation, and invoicing.
- Ensure required subcontractor documentation, insurance, WSIB, safety documentation, and contractual requirements are maintained.
Client & Stakeholder Management
- Act as a primary point of contact for clients on assigned projects.
- Build professional relationships with owners, property managers, general contractors, consultants, vendors, and other project stakeholders.
- Attend project meetings and communicate Green Bridge's commitments, requirements, risks, and progress clearly.
- Provide timely responses to client requests and maintain appropriate follow-up.
- Communicate potential delays, cost impacts, and project risks early rather than allowing issues to become surprises.
- Represent Green Bridge professionally in all client and site interactions.
Project Closeout
- Drive projects through completion rather than allowing outstanding closeout items to remain unresolved.
- Coordinate deficiency completion and final inspections.
- Obtain required closeout documentation, warranties, manuals, commissioning information, and as-built documentation.
- Confirm all change orders and outstanding billings have been submitted.
- Assist with collection of final payments and release of holdback where required.
- Complete internal project closeout and lessons-learned reviews.
- Coordinate warranty items following completion.
