Original job description

Greenway Realty – Senior Manager, Property Operations & Projects

INTRODUCTION

Greenway is a Prince Edward Island-based property development and management company specializing in senior-friendly rental communities. Since 2012, we have developed, owned, and managed residential communities across PEI and today operate approximately 275 rental units throughout the province. In 2027, we will proudly celebrate 15 years in business. As a long-term owner and developer, Greenway continues to grow while maintaining a strong commitment to residents, employees, and the communities we serve.

We are seeking a Senior Manager, Property Operations & Projects to take ownership of the day-to-day performance of our growing 275-home residential portfolio. This role is about ownership, organization and follow-through. It’s about managing people, projects, details and budgets. Your background may be in operations, project management, engineering, construction, facilities, technology, hospitality or another environment requiring strong coordination, judgment and accountability. Property management experience is an asset but is not required.

When an issue arises, you gather the facts, coordinate the right people, make sound decisions and carry the issue through to resolution. You provide concise updates and bring clear recommendations when a decision is needed.

WHY GREENWAY?

This is an opportunity to join a locally owned PEI company where you can have a direct impact on how the business operates.

The successful candidate will have significant autonomy, direct access to ownership and the opportunity to improve systems and grow into broader operational leadership as Greenway's portfolio and development activities expand.

Greenway offers competitive compensation, health, dental and life insurance, profit sharing, retirement savings plan participation and, for exceptional long-term team members, the potential for future ownership opportunities.

  1. TRAVEL:

ROLE RESPONSIBILITIES

The Senior Manager, Property Operations & Projects will be responsible for:

1.      Operations & Properties

Take ownership of the day-to-day performance of Greenway's residential portfolio, ensuring properties are professionally maintained and resident concerns and operational issues are resolved. Maintain a reliable system for managing priorities, commitments, responsibilities, deadlines and outstanding issues, following matters through from identification to verified completion. Monitor occupancy, leasing activity, unit turnovers and other key operating measures, addressing issues affecting property performance. Appropriately escalate significant financial, legal or strategic matters to ownership with the relevant facts and a clear recommendation.

2.      People & Service Partners

Lead and support maintenance and leasing personnel and coordinate contractors, vendors and service providers. Establish clear expectations, delegate effectively, follow up on commitments, verify results and address missed deadlines or incomplete work constructively.

3.      Maintenance, Projects & Capital

Oversee property inspections, preventative maintenance, unit turnovers, renovations and capital projects while identifying longer-term maintenance and capital requirements. Coordinate scope, schedules, budgets and dependencies, and confirm that completed work meets agreed requirements.

4.      Financial Performance

Manage property operating budgets, service contracts, procurement and operating expenses. Review a substantial weekly volume of building supply and trade invoices against quotes, agreed scope, quantities supplied or installed, and historical prices. Investigate discrepancies and document the rationale for approving questionable charges. Review financial and operational results and identify opportunities to improve performance and control costs.

5.      Systems & Continuous Improvement

Develop and maintain operating systems, procedures and performance standards that increase consistency, accountability and efficiency. Look for opportunities to improve how work is organized, tracked and completed rather than repeatedly solving the same problems. Use software, automation and AI where useful to streamline routine work, while checking accuracy and taking responsibility for outcomes. Ensure operations comply with applicable residential tenancy, health and safety and regulatory requirements.

REQUIRED SKILLS & EXPERIENCE

Ownership & Execution

Demonstrated ability to take ownership of problems, exercise sound judgment and reliably deliver results.

Organization & Follow-Through

Strong organizational habits and the ability to manage multiple priorities, track commitments and deadlines, follow up on delegated work, and ensure matters reach completion without repeated reminders.

Analytical & Financial Ability

Strong numerical and analytical skills, with the ability to understand budgets, compare costs, identify discrepancies, investigate unusual results and make sound financial recommendations.

Leadership & Communication

Demonstrated ability to coordinate people and hold them accountable for commitments. Excellent communication and interpersonal skills, with the ability to work effectively with residents, contractors, staff and ownership. You provide clear documentation and concise updates, exercise discretion and follow agreed procedures.

Relevant Experience

Relevant experience demonstrating organization, responsibility, judgment and the ability to deliver results. We welcome experienced professionals as well as high-potential candidates earlier in their careers who can demonstrate these capabilities through employment, substantial projects or other significant responsibilities. Selection will focus on demonstrated capability rather than a fixed number of years in one industry.

Technology

Proficiency with Microsoft Office, particularly Excel, Outlook and Word, and comfort learning property management software and other technology platforms. Ability to improve workflows using software, automation or AI and, importantly, to verify the accuracy of the resulting information.

Driver's Licence

Valid driver's license and access to a vehicle.

PREFERRED EXPERIENCE

  1. Leadership responsibility for employees & contractors.
  1. Responsibility for a significant operating or capital budget.
  1. Experience managing multiple locations, properties, projects or operating priorities simultaneously.
  1. Experience designing and maintaining systems or processes that improve accuracy, follow-through and operational performance.
  1. Experience in property, facilities, construction or other building-related operations, or transferable experience in project management, engineering, technology or service operations.
  1. Knowledge of PEI residential tenancy legislation.
