As Senior Property Manager, you will provide strategic leadership and operational oversight for a premier Class A office portfolio. Success in this role requires exceptional relationship management skills, a strong foundation in facilities and building operations, and the ability to understand how tenants and occupants utilize their workplaces to support their business objectives. You will build trusted partnerships with ownership, tenants, and internal stakeholders by aligning operational, facility, and service strategies with the evolving needs of the organizations occupying the buildings.

Reporting to the Director, Property Management, you will serve as a key relationship manager, fostering long-term partnerships through proactive communication, responsiveness, and a deep understanding of tenant operations. By understanding each organization's workplace requirements, business drivers, and operational priorities, you will ensure that building services, capital investments, and facility management programs support both ownership objectives and tenant success.

You will serve as a trusted partner to ownership representatives, executive occupants, tenants and internal business partners. Through proactive communication, sound judgement and disciplined execution, you will help create a consistently best-in-class workplace and property experience.

RESPONSIBILITIES

Property & Building Management

Integrate facilities management best practices into daily operations, ensuring building services support tenant productivity, workplace experience, and operational effectiveness.
Collaborate with tenant facility and workplace leaders to understand operational requirements and continuously improve service delivery and building performance.
Balance operational excellence with a customer-focused approach that recognizes the unique needs of different tenant organizations.
Lead the day-to-day management and operational performance of the assigned Class A office properties.
Maintain an exceptional standard of building presentation, cleanliness, comfort, safety and functionality.
Conduct regular property inspections, identify emerging risks or service gaps, and ensure timely resolution.
Provide leadership and direction to Building Operations and service partners across all aspects of property operations.
Ensure preventative maintenance, life-safety systems, security, cleaning and other building services are delivered consistently and effectively.
Maintain strong operating procedures, service standards and escalation practices appropriate for a high-profile corporate environment.
Identify and implement opportunities to improve building performance, service delivery and the occupant experience.
Partner closely with internal stakeholders, including Leasing, Asset Management, Construction, Sustainability, Marketing, and Technical Services teams.

Operations & Tenant Relationships

Serve as the primary relationship manager for ownership representatives, executive stakeholders and key tenants.
Build trusted relationships through accessibility, proactive communication, responsiveness, and strategic problem solving.
Anticipate the needs of occupants and stakeholders, managing sensitive, complex, or high-profile matters with professionalism, discretion, and sound judgement.
Lead the timely resolution of tenant and occupant concerns, coordinating across internal teams and service providers as required.
Establish and uphold clear service standards that create a seamless and consistently best-in-class property experience.
Seek and act on stakeholder feedback to strengthen service delivery and building performance.
Develop a thorough understanding of tenant businesses, workplace strategies, operational requirements, and growth objectives to proactively align property services and facilities management programs with their needs.
Establish regular engagement with key tenant stakeholders to understand emerging business challenges, occupancy trends, workplace initiatives, and service expectations.
Act as a strategic advisor by identifying opportunities to enhance workplace functionality, operational efficiency, employee experience, and overall tenant satisfaction.
Partner with tenants and facility representatives to support operational continuity, workplace changes, space utilization initiatives, and business-critical requirements.
Leverage knowledge of tenant operations to anticipate potential impacts of building projects, maintenance activities, or operational changes and minimize disruption.
Build credibility and trust through consistent engagement, transparency, and a genuine understanding of each tenant's business objectives and workplace priorities.

Leadership & Team Development

Lead, mentor, and develop a multidisciplinary property management team, fostering accountability, collaboration, innovation, and service excellence.
Establish clear priorities and performance expectations aligned with property plans and objectives.
Support employee development through coaching, feedback, goal setting and succession planning.
Champion tenant service standards and operational best practices across the portfolio.
Promote a customer-centric culture that consistently delivers best-in-class tenant experiences.
Partner closely with internal stakeholders, including Leasing, Asset Management, Construction, Sustainability, Marketing, and Technical Services teams.

Financial Management & Asset Performance

Develop and oversee annual operating and capital budgets across the portfolio.
Monitor financial performance and provide strategic analysis and recommendations regarding variances, operating efficiencies, and investment opportunities.
Drive achievement of financial objectives while maintaining superior building operations and tenant satisfaction.
Prepare monthly, quarterly, and annual reporting packages for ownership and senior leadership.
Support asset repositioning initiatives, value-enhancement opportunities, and long-term capital planning strategies.

Capital Projects, Sustainability & Governance

Lead the planning and execution of capital projects, tenant improvements, building upgrades, and major repair initiatives from concept through completion.
Oversee procurement processes, consultant engagement, contract administration, and project financial controls.
Ensure compliance with corporate governance requirements, regulatory obligations, and Environmental Health & Safety (EH&S) standards.
Champion sustainability initiatives and building certifications, including BOMA BEST, LEED, ENERGY STAR, and other ESG-related programs.
Support community engagement, tenant events, and initiatives that enhance building culture and portfolio reputation.

QUALIFICATIONS

Required

7+ years of progressive commercial office property management experience, including oversight of Class A office assets.
Demonstrated ability to lead the day-to-day operations of high-profile, service-intensive commercial buildings.
Strong experience managing relationships with ownership representatives, senior executives, major tenants, and internal business partners.
A proven commitment to exceptional building standards, service quality and occupant experience.
Strong financial acumen with extensive experience managing operating budgets, capital budgets, forecasting, reconciliations, and financial reporting.
Proven success leading, developing, and retaining high-performing teams.
Experience managing capital projects, tenant fit-outs, and major building improvement initiatives.
Thorough understanding of commercial leasing, building operations, risk management, facilities management, and regulatory compliance, with the ability to understand tenant business operations and translate workplace, facility, and service needs into effective property management strategies.
Exceptional communication, presentation, negotiation, and relationship-management skills.
Demonstrated professionalism, discretion, composure and sound judgement in complex or high-profile situations.
A proactive and highly organised approach, with strong attention to detail and consistent follow-through.

Proven ability to build trusted partnerships with institutional stakeholders through transparent communication, strategic collaboration, and consistent execution

Preferred

Experience managing corporate head office or flagship properties.
Demonstrated ability to influence cross-functional teams and drive organizational initiatives.
Strong understanding of ESG, sustainability, and building certification programs.
Experience working with institutional investors, pension funds, or large ownership groups.
Real Property Administrator (RPA), Certified Property Manager (CPM), Facilities Management Administrator (FMA), and/or Certified Facility Manager (CFM).
Post-secondary education in Business, Real Estate, Property Management, Facilities Management, or a related discipline.

The base salary for this position is between $80,000.00 to $130,000.00 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc).
