The Bilingual Funding & Closing Specialist is responsible for managing the funding and closing of conventional bridge and construction mortgage loans from commitment through funding and post-closing completion. This is a new position.
Key Responsibilities:
- Own and coordinate the funding and closing of conventional bridge and construction loans, ensuring all required documentation is complete, all conditions precedent are satisfied (or otherwise approved in writing) and funding deadlines are met.
- Review commitment letters, due diligence materials, LOIs, and closing checklists to confirm all conditions precedent have been satisfied prior to funding; maintain supporting evidence and the definitive closing checklist.
- Coordinate with team members, legal counsel, insurance consultants, borrowers, brokers, quantity surveyors, and other third-party professionals to facilitate timely loan closings, and provide clear status updates, ownership and deadlines for outstanding items.
- Coordinate closing with applicable investor/funding partners, third-party servicers, and deliver required documents within established timelines.
- Prepare a closing-readiness and funding recommendation, identify all exceptions or outstanding items, and obtain the required approvals before funds are released. The role does not independently waive conditions or approve exceptions unless expressly authorized.
- For construction loans and subsequent advances, review applicable quantity surveyor reporting, evidence of required equity, cost-to-complete information and advance-specific conditions, and coordinate resolution of deficiencies before funding.
- Support continuous improvement initiatives by identifying opportunities to streamline funding processes, enhance documentation standards, and improve operational efficiency.
