Original job description

Your new company

Our client is a growing real estate investment and development firm operating across multiple asset classes. Known for its entrepreneurial approach, analytical rigour, and long-term investment perspective, the organization is actively expanding its portfolio through both acquisitions and development opportunities. This is an opportunity to join a sophisticated, hands-on investment platform where you will have direct exposure to senior leadership, strategic decision-making, and significant real estate transactions.

Your new role

Reporting directly to the President, the Director of Investments will play a key role in the deployment of capital across acquisitions and real estate development opportunities. You will oversee the investment process from sourcing and initial evaluation through financial analysis, due diligence, financing, negotiation and closing, while also contributing to the ongoing management of assets and partnerships.

You will lead the financial analysis and structuring of transactions, including detailed financial modelling, lease and tenant credit analysis, risk-return evaluation and the development of optimal financing structures. You will participate in the negotiation of letters of intent and purchase agreements, coordinate due diligence with external advisors, and work closely with lenders, lawyers and other stakeholders throughout the closing process.

Beyond transaction execution, you will contribute to the firm's broader investment strategy, help identify both on-market and off-market opportunities, prepare investment memorandums and present recommendations to senior leadership and partners. You will also contribute to business plans for existing assets, including leasing, capital expenditures, refinancing and exit strategies, while maintaining strong relationships with brokers, lenders, owners and investment partners.

What you'll need to succeed

You hold a bachelor’s degree in finance, real estate, accounting, business administration, or a related field, with at least 5 years of experience in real estate investment, acquisitions, or development. You have successfully participated in transactions through closing and bring a strong understanding of the full real estate investment life cycle. A master’s degree, CFA, or CPA designation would be considered an asset.

You possess advanced real estate financial modelling skills in Excel and are comfortable analyzing commercial leases, financing structures, partnership structures, and the legal and financial components of real estate transactions. Experience in asset management or real estate partnerships is considered an asset, as is familiarity with artificial intelligence tools used in financial analysis or Python.

You bring an established network within the Quebec real estate market and are comfortable developing relationships with brokers, lenders, owners and other industry partners. You are highly analytical and commercially minded, with strong negotiation and communication skills, an entrepreneurial mindset, and the autonomy and judgment required to take ownership of complex investment opportunities. Fluency in both French and English is required.

What you'll get in return

  • Competitive base salary ranging from $140,000 to $180,000, based on experience and seniority
  • 20% annual performance bonus
  • A key position within a growing real estate investment and development platform
  • Direct exposure to senior leadership and significant influence on investment decisions
  • End-to-end involvement in acquisitions, development investments, financing, partnerships and asset management
  • Exposure to significant transactions and partnerships with established institutional partners
  • 100% in-office environment in Old Montreal
  • Strong potential for continued professional growth as the investment platform expands
  • The opportunity to have a direct impact on the firm's investment strategy, capital deployment and portfolio growth
