Original job description
Bring your commercial real estate experience to an Asset Manager opportunity where you will work closely with ownership, influence portfolio decisions, and own turning recommendations into action.
Your New Employer
Our client is a privately owned real estate owner and operator, located in Concord, Ontario, with a long-term industrial portfolio that takes an active approach to its properties by combining financial oversight, tenant relationships, and practical building knowledge to protect value and make thoughtful investment decisions.
The organization is seeking someone who can bring accounting and operations together, provide ownership with clear recommendations and help deliver a coordinated plan across the portfolio. This opportunity will appeal to someone who enjoys broad involvement, takes pride in following through and wants to see the results of their work.
Your New Role
Working closely with ownership, the Controller and operations, your initial focus will be understanding the existing portfolio, strengthening reporting and organizing capital and maintenance priorities.
You will review budgets, forecasts, financial statements and cash flow information with the Controller, question inconsistencies and prepare concise executive summaries. Using the Controller’s variance analysis, you will identify commercial implications and recommend practical actions, explaining the options, costs and decisions required.
You will take an active role in capital planning and delivery, assessing repair and replacement options, running tenders, evaluating pricing and sequencing work across properties. Working with the operations team, you will set priorities, monitor progress, and confirm completion. You will also coordinate with accounting to ensure project costs, amortization schedules and applicable tenant recoveries are addressed.
Your portfolio responsibilities will include reviewing tenant concentration, lease expiry timing and opportunities to improve purchasing efficiency. You will support ownership in final lease negotiations by preparing market comparables, assessing lease economics and recommending strategies. By building relationships with tenants, you will learn about their businesses, anticipate emerging issues, and help develop commercially sound solutions. As the role develops, you will contribute to acquisition underwriting and independent due diligence.
What Sets You Apart
You bring relevant commercial real estate experience and understand how financial performance, leasing decisions and building operations affect income-producing properties. You can interpret budgets, forecasts, financial statements, cash flow and asset returns, supported by strong Excel skills. You understand commercial lease structures, tenant obligations and capital expenditure recoveries, and can translate detailed information into clear recommendations.
You also bring practical property knowledge and experience evaluating capital expenditure, assessing contractor proposals and coordinating work through completion. You exercise sound judgment, challenge assumptions and recognize when a decision requires approval or specialist advice.
Your working style is equally important. You are comfortable moving from a financial discussion to a property visit and adapting your communication to owners, tenants, accountants and contractors. You take responsibility beyond a narrow task list, bring people together and stay involved until an issue is resolved.
Direct industrial experience would be an asset. Experience within a private owner/operator or family office, portfolio-wide procurement, acquisition diligence or advanced financial modelling would also be beneficial. Relevant education or professional training is welcomed, with capability, judgment and breadth of responsibility central to your suitability.
What You Can Expect
You will gain direct exposure to ownership and broad involvement across financial performance, portfolio strategy, leasing, capital projects and property operations. Your recommendations will influence decisions, and your follow-through will help improve portfolio management.
As you build credibility and demonstrate sound judgment, you will gain greater responsibility and decision-making authority within agreed budgets and approval limits. The role offers practical commercial learning and increasing investment exposure within a business focused on long-term ownership.
The base salary range for this opportunity is $120,000–$140,000, including a competitive bonus, vacation, and benefits. We can be flexible based on experience and capabilities and will discuss the full compensation package during the recruitment process.
