Original job description
Join a Leading National Property Management Firm and Oversee Operations for a Prominent Industrial Portfolio in Metro Vancouver
Your New Employer
Your new employer is a well-established national commercial property management firm with a growing presence in Metro Vancouver. Known for its strong operating standards and well-supported teams, the organization manages a diversified portfolio of commercial properties with a focus on operational excellence, proactive maintenance, and tenant satisfaction. As the business continues to expand its operations across the Lower Mainland, they are looking to strengthen their team with an experienced Building Operator who will play an important role in maintaining the quality and performance of their properties.
Your New Role
As the Building Operator, you will take ownership of operations across a large, multi-building light industrial portfolio in Delta. Reporting to the National Director, Operations and working closely with the Property Manager, you will be the dedicated operations lead on site – inspecting HVAC, electrical, mechanical, plumbing, and roofing systems, delivering preventative maintenance, and catching issues before they become larger failures. With buildings ranging in age, you will help shape maintenance and capital improvement programs from the ground up.
You will be a trusted point of contact for tenants, responding promptly to service requests and applying a working knowledge of industrial leases to keep landlord and tenant responsibilities clear. You will source and supervise contractors, gather quotes for maintenance, landlord work, and tenant improvement projects, and independently manage small improvement projects – bringing the Property Manager clear recommendations with options and cost implications.
You will also manage work orders and inspections through Caret, the company’s CMMS platform, and keep maintenance and compliance records current. You will provide technical input and cost estimates for annual operating budgets and capital forecasts, and look for process improvements that help the team meet its goals. Safety is central to the role, from code compliance to overseeing fire alarm, sprinkler, and emergency lighting systems and supporting emergency response plans.
What Sets You Apart
You bring 3–5+ years of building operations or maintenance experience, ideally within industrial real estate, though backgrounds in office or retail are equally welcome. A strong trade background in HVAC, electrical, plumbing, or general building maintenance, or a 5th Class Power Engineering certificate, will serve you well; 4th Class is not required. You understand how mechanical and electrical systems, roofs, and building envelopes work.
Beyond technical ability, you are autonomous, organized, and a critical thinker – someone confident challenging vendor recommendations, breaking projects into sensible phases, and taking real ownership of a portfolio. You communicate clearly, take pride in well-run buildings, and enjoy being a trusted partner to property management and tenants alike. A valid driver's licence is required.
What You Can Expect
You'll be joining a well-supported team where your technical knowledge and hands-on experience will have a direct impact on the day-to-day operations and performance of the properties you oversee. The role offers a balance of independence and collaboration, with opportunities to contribute to property improvements, work across various building systems, and build strong relationships with tenants and service providers.
You'll work closely with a highly organized and experienced Property Manager, supported by a national operations team with established systems, tools, and programs in place. You can expect a high degree of autonomy in your day-to-day work, along with the resources and support needed to be successful in your role.
This is a full-time opportunity with a consistent Monday-to-Friday schedule and a light, shared on-call rotation, as most building systems are tenant-operated. Periodic travel between properties may also be required.
