Original job description
Our client, a leading Canadian commercial real estate services organization with an established national presence and a strong reputation for delivering exceptional property and asset management solutions, is seeking an experienced, hands-on Divisional Controller to join its growing team.
This is an exciting opportunity to lead financial oversight and successfully integrate a significant new property management portfolio in Vancouver. Ideal for a finance professional who enjoys combining strategic thinking with hands-on involvement, this position offers the opportunity to build strong client relationships, influence financial performance, and make a meaningful contribution to the organization's continued growth.
The position offers the flexibility to be based in either Calgary or Vancouver.
Your New Employer
Our client is a highly respected national commercial real estate services organization, managing more than 20 million square feet of commercial property across Canada. Part of an award-winning group recognized among Canada's Best Managed Companies, the organization has built a strong reputation for delivering exceptional property and asset management services. Known for its collaborative, entrepreneurial culture and strong property accounting expertise, the company takes pride in providing transparent financial reporting, fostering trusted client relationships, and maintaining exceptional standards of service. With an established national presence and a commitment to continued growth, this is an opportunity to join an organization that values collaboration, encourages initiative, and empowers its people to make a meaningful impact.
Your New Role
As Divisional Controller, you will oversee the accounting function for a newly added portfolio of Vancouver-area properties, working closely with property management teams, owners, partners and lenders. This newly created, hands-on leadership position sits within an established accounting group and includes mentoring a small team of property accounting professionals.
You will lead budgets and annual planning, cash management and forecasting, monthly financial reporting, owner distributions, lender reporting, GST compliance and year-end audit preparation. You will review financial statements and analyses, strengthen controls and procedures, and guide new property onboarding. An important early priority will be supporting a client currently operating on MRI, while collaborating with a broader organization that uses Yardi.
What Sets You Apart
You bring extensive commercial property management accounting experience (5 yrs +), including hands-on property accounting and proven experience leading or mentoring staff. Strong MRI experience is essential for this mandate; Yardi experience is highly desirable. You understand lease interpretation, client reporting, cash flow and the financial controls required in a third-party property management environment.
You are detail-oriented, accountable and comfortable rolling up your sleeves. You communicate confidently with internal teams and external clients, value transparency and accuracy, and enjoy sharing knowledge and improving processes. A professional accounting designation is an asset, not a requirement.
Why Join?
This is an opportunity to take ownership of a new portfolio while joining an established, highly regarded Canadian real estate organization. You will work alongside experienced accounting leaders, contribute to a culture where financial integrity is a point of pride, and have room to bring forward ideas that improve service and efficiency. The organization offers professional development, comprehensive benefits, vacation and a holiday office closure, as well as a one-day-per-week work-from-home arrangement following probation, subject to company policy.
