The Opportunity

As Divisional Controller, you will lead the accounting function for a diverse commercial real estate portfolio, overseeing budgeting and annual planning, cash management and forecasting, financial reporting, year-end activities, tax reporting, and compliance with client and governance requirements. You will lead and mentor the accounting team, strengthen policies and procedures, and work closely with owners, partners, lenders, property teams, and internal stakeholders to deliver accurate financial information and support sound business decisions.

What You'll Do

Lead the accounting team in the preparation of budgets and annual plans; Approve all budget assumptions and results;
Approve cheque runs based on cash balances; Prepare cash forecasts, monthly budgets Review budgets, analyses, cash forecasts;
Oversee management of cash for all entities on a daily basis; Forecast cash position and requirements for all entities; Review monthly reports for reasonableness;
Direct and coordinate distributions to owners, cash forecasts for partners and lenders; Oversee GST reporting and issue resolution with CRA;
Participate in the creation and updating of appropriate accounting policies and procedures; Provide training and training manuals for accounting policies and procedures;
Lead, evaluate and mentor accounting team;
Ensure compliance with client accounting and governance requirements; Approve monthly bank funding requests for the IPP portfolio;
Review integrity of financial statements, loan draws and analyses;
Oversee year-end working papers and financial statements;
Provide assistance as required in the audit process;
Provide the team guidance and training on how to effectively use Yardi;
Provide guidance to the team on onboarding new properties and the disposition of properties; Other reconciliations, analyses and projects as required;
Cross train for relevant positions;
Provide vacation relief for relevant positions; Train new team members;
Participate as a team member in accounting, interdepartmental team meetings & events; Facilitate communication amongst departments relating to accounting and finance issues

Requirements / Qualifications

Experience in property management and real estate services
Ability to mentor, train, and support property accounting staff
Strong working knowledge of Yardi and Microsoft Office applications
Working knowledge of MRI would be an asset
Significant experience with leases, both analysis and interpretation
Self-directed, detail-oriented, optimistic, professional
Strong verbal and written communication skills
A formal accounting designation is an asset, but not a requirement

Working Hours

Hopewell's core hours are Monday through Friday from 8:00 a.m. to 5:00 p.m., with flexibility available on either end of the workday. Work hours may extend the 40-hour work week, on occasion.
