About The Opportunity
Our client is looking for someone who has developed a strong foundation in project coordination and is ready to take greater ownership of projects, consultant teams, municipal approvals, budgets, schedules, and development strategy.
The Development Manager will be involved throughout the full development lifecycle, from acquisition and feasibility through rezoning, development permit, design development, building permit, construction, occupancy, and project closeout.
The position requires a combination of project management, financial understanding, design and construction knowledge, municipal approvals experience, and commercial judgment.
About The Position- Lead the planning and execution of real estate development projects from initial concept and acquisition through approvals, construction, and completion.
- Manage project budgets, schedules, development timelines, and key milestones to ensure projects remain on track.
- Coordinate architects, engineers, consultants, contractors, municipalities, and other project stakeholders throughout the development process.
- Oversee development applications, rezoning, permitting, and municipal approvals, ensuring all requirements and deadlines are met.
- Review and coordinate design development, ensuring project plans align with business objectives, budgets, regulatory requirements, and market expectations.
- Prepare and maintain project pro formas, feasibility studies, budgets, cash-flow projections, and financial reporting in collaboration with senior leadership and finance teams.
- Manage procurement and consultant/contractor relationships, including scopes of work, agreements, performance, and project deliverables.
- Identify and manage project risks, resolving design, financial, scheduling, regulatory, and construction-related issues as they arise.
- Monitor project progress through regular site visits and stakeholder meetings, ensuring quality, schedule, and cost objectives are being achieved.
- Provide regular reporting to senior management and ownership on project status, financial performance, risks, approvals, and upcoming milestones.
The Requirements- 5+ years in real estate development, including experience in roles such as Development Coordinator, Assistant Development Manager, Development Manager, or comparable positions.
- Experience working for a real estate developer, owner, development manager, architecture/planning firm, construction company, or related organization.
- Bachelor's degree in Real Estate, Urban Land Economics, Planning, Architecture, Engineering, Construction Management, Business, Commerce, or a related discipline is preferred.
- Ability to read and understand architectural, civil, structural, mechanical, and electrical drawings.
- Strong proficiency with Microsoft Excel, Word, PowerPoint, Outlook, and project management/document management platforms.
Compensation- Base Salary: $120,000 - $135,000 DOE
- Performance-related bonus.
