THE POSITION
MEP Project Manager
We are currently looking for a MEP Project Manager to join our construction team in Halifax. You will assist the MEP Project Lead on model driven projects, where site execution follows the BIM model and any site modification is made in the model. You will work closely with the Site Superintendent, subcontractors and the BIM team, and build strong relationships with our people, partners and clients.
In our organization, the role of Project Manager is to ensure the successful delivery of assigned projects through the effective planning, execution and oversight of the project while maintaining positive relationships with the client, design consulting team and subcontractors.
Responsibilities
- Assist the MEP Project Lead in organizing and coordinating all MEP aspects of the project, following formal structures and procedures.
- Own project document control in Procore, keeping the file structure organized and updated daily in Iron Maple’s prescribed format, and keeping plans and drawing lists current for the project team and subcontractors.
- Distribute construction documents to the Site Superintendent, subcontractors and the project team, and confirm the information was received.
- Review MEP shop drawings against the plans and specifications to confirm validity and proper integration, then stamp, log and track them in the submittal log and the procurement portion of the schedule.
- Coordinate the elements stemming from reviewed shop drawings and report long lead items and other major impacts to the MEP Project Lead.
- Audit the coordination between the MEP, architectural and structural plans.
- Receive, generate, track and respond to RFIs using the construction management software, and make sure no clarifications remain outstanding.
- Maintain the change order log (SIs, CCNs, RFIs and COs), prepare change orders for submission, review subcontractor pricing to determine scope inclusions and provide comments to the MEP Project Lead.
- Distribute changes so the site is aware as soon as possible and follow through to completion and close out of change orders.
- Use Revizto to create views, sections and 2D overlays, manage clash detection issues in the issues tracker (follow, assign, resolve and stamp), and take ownership of conflict reports and dashboards without relying on the BIM Coordinator.
- Support the coordination processes that produce 2D plans from the BIM model (installation plans, integration plans and as built drawings), and bridge the BIM coordination schedule with the project coordination schedule.
- Ensure site execution follows the model, and that any site modification is made in the model.
- Make sure packing slips for materials and equipment received on site are documented and returned to the office.
- Assist the MEP Project Lead in preparing monthly progress draws for the payment certifier’s review.
- Manage deficiency lists and nonconformity checklists with the Site Superintendent in the construction management software and assist in developing the project specific quality control plan from the MEP Quality Management Plan.
- Follow Iron Maple’s project close out process in line with contractual requirements and follow up on the production of close out documents during the project.
- Attend project meetings and regular job site visits and prepare minutes for review by the MEP Project Lead and timely distribution to the team.
- Provide support as required to the site and Health and Safety team.
Candidates must have:
- 1 to 3 years of MEP or equivalent construction experience in an operational role, with a blend of onsite and office work.
- A bachelor’s degree in civil engineering or other relevant discipline or technology diploma in civil engineering/construction management or equivalent discipline.
- Knowledge of the Atlantic Canada market.
- Intermediate knowledge of Revizto and an advanced understanding of clash detection and BIM coordination processes.
- A good understanding of BIM contract documentation (BMP, BEP and appendices)
- Strong MEP knowledge with a basic understanding of architectural and civil, and plan reading skills at a moderate level.
- Ideally have hands on experience with Procore for document control, RFIs and submittals.
- A firm understanding of Construction contract terms, Construction methods and being able to deliver projects with high-quality standards, and Project financials with discipline for effective cost monitoring and management.
- Leadership skills and a positive attitude that can motivate other team members to work effectively and efficiently together to deliver a quality project to our clients on schedule and on budget.
- The ability to work independently and manage assigned projects from the time of contract award to completion and successful handover to our clients.
- Fluent in the use of technology and enthusiasm for innovation
- Strong communication skills and the ability to work well with project stakeholders.
- Strong results-driven mindset with attention to detail
- Be committed to delivering projects safely while being a champion of the company’s safety policies and procedures.
- The ability to develop and build strong relationships with suppliers, subcontractors, consultants, clients, and internal team members.
