Original job description
A growing real estate organization is looking for a Property Accountant to join its accounting team. This role is well suited to an accounting professional who wants to move beyond transactional work and develop a deeper understanding of how commercial properties operate, perform, and create long-term value.
About the Role
Reporting to an Accounting Manager, the Property Accountant will manage full-cycle accounting for a portfolio of income-producing properties. You’ll work closely with teams across property management, leasing, operations, legal, and corporate finance, giving you broad exposure to both the financial and operational sides of the business.
The role offers an opportunity to take ownership of a portfolio, build strong stakeholder relationships, and develop into a trusted financial partner to the broader organization.
What You’ll Do
- Manage monthly, quarterly, and annual accounting activities for an assigned portfolio of commercial properties
- Prepare working papers, reconciliations, financial analyses, and supporting schedules
- Review banking activity, accounts payable transactions, receivables, and other financial information for accuracy
- Investigate variances and discrepancies and work with relevant teams to resolve issues
- Monitor and forecast property-level cash flow requirements
- Review lease-related financial information and assess its accounting impact
- Maintain and analyze tenant and property-related schedules
- Review project and funding documentation as required
- Prepare quarterly financial and lease reporting, including variance analysis and updated forecasts
- Support annual budgeting and reforecasting activities
- Prepare financial statements and audit documentation in accordance with applicable accounting standards
- Complete common-area expense reconciliations and support related tenant billing
- Partner with property administrators, property managers, leasing teams, legal professionals, and corporate accounting on financially significant matters
- Contribute to process improvements and other accounting projects as needed
What You Bring
- CPA designation or progress toward completion, or 2+ years of relevant accounting experience
- Experience in property accounting, property management, commercial real estate, or a related environment is an asset
- Strong understanding of full-cycle accounting and financial reporting
- Advanced or highly proficient Microsoft Excel skills
- Experience with property management or ERP systems is an asset
- Excellent organization and attention to detail, particularly when managing multiple deadlines
- Strong communication skills and confidence working with both internal and external stakeholders
- Collaborative, dependable, and solutions-oriented approach
- Ability to learn quickly and take ownership of responsibilities
- Genuine interest in understanding the operational drivers behind commercial real estate performance
Why Join
This is an opportunity to build your accounting career within a collaborative and growth-oriented environment while gaining meaningful exposure to commercial real estate. You’ll have ownership of a portfolio, regular interaction with different areas of the business, and the opportunity to develop both your technical accounting expertise and broader business knowledge.
For someone looking to become more than a numbers-focused accountant, this role provides the chance to understand the story behind the financial results and see how accounting connects to the performance of real-world assets.
