Original job description

Who is Make Space?

Make Space (www.makespace.ca) is a Canadian-owned storage company with operations across six provinces, from British Columbia to Quebec. We are focused on expanding our national footprint through new site development, strategic acquisitions, and continuous improvement of our existing facilities.

Backed by an active real estate investment fund, we are building capital to support our continued growth by developing modern, high-performing storage facilities and acquiring strategic assets in key markets.

We offer a comprehensive range of storage solutions, including self-storage, portable storage containers, shipping container sales, RV and boat parking, and specialized storage services for residential and commercial customers.

At Make Space, we pride ourselves on being a growth-focused, entrepreneurial organization that values innovation, collaboration, accountability, and operational excellence.

About the Role

The Senior Analyst, Real Estate Investments sits in our Business Intelligence team and owns the models that drive our biggest decisions: which funds we launch, which facilities we buy, build or expand, and what our portfolio is worth. This is a dedicated modelling role with no month-end close or financial reporting: if the business needs a model, it comes to you.

But the model is the starting point. We want someone who challenges assumptions, sees what the numbers are really saying, and brings a recommendation to the table. You’ll report to our Manager, Business Intelligence and work closely with senior leadership, and your analysis will land in front of investors, lenders and our board.

We use AI tools, including Claude, as part of everyday finance work. We want someone who already builds with them and will help the team get more out of them.

Key Responsibilities

Insight & Strategy

  • Turn model outputs into clear recommendations: what we should do, why, and what could go wrong.
  • Pressure-test assumptions from operations, acquisitions and leadership, and push back when the numbers don’t hold up.
  • Spot trends, risks and opportunities across the portfolio and raise them before anyone asks.
  • Contribute to strategic questions such as which markets to enter, where to expand, and how to structure the next fund.

Fund Modelling

  • Build, maintain and run fund-level models for our LPs and trusts, including capital calls, distributions, preferred return and carried-interest waterfalls, IRR and MOIC.
  • Run scenarios and sensitivities on exit timing, cap rates, interest rates, leverage and fees for management and investors.
  • Support new fund launches with return projections, fee modelling, offering-document numbers and due diligence responses.

Acquisitions Support & Expansions

  • Support our Acquisitions team with underwriting models for self-storage facilities and portfolios: rent rolls, occupancy and rate assumptions, NOI and returns.
  • Model new developments and expansions of existing sites, including construction budgets, lease-up curves and financing.
  • Provide the models, sensitivities and exhibits behind the Acquisitions team’s investment committee memos.

Valuations

  • Prepare and support property and portfolio valuations using direct capitalization and DCF methods.
  • Provide the valuation models and support behind quarterly NAV, working with external appraisers as needed.
  • Track market cap rates, comparable transactions and rental rates across our provinces.

Financing & Investor Support

  • Model debt scenarios, refinancing and covenant headroom.
  • Prepare analysis and exhibits for investor updates, pitch decks and lender packages.

AI & Process Improvement

  • Use Claude and other AI tools to speed up modelling, model review, data pulls and reporting.
  • Help the finance team build repeatable AI-assisted workflows, while keeping the controls and review that investors need.

Ad Hoc Modelling

  • Own any other modelling the business needs, from pricing and budget scenarios to new-market and strategic analysis.

Qualifications

  • 3-6 years in real estate private equity, investment banking, transaction advisory, valuations, or real estate corporate finance.
  • Expert Excel modelling: you’ve built fund waterfalls and property-level DCF models from scratch, and others rely on them.
  • Strong grasp of real estate metrics: NOI, cap rates, IRR, MOIC, DSCR, NAV.
  • Hands-on experience using Claude, ChatGPT or similar tools in real analytical work. Bring an example.
  • Degree in finance, commerce, real estate or economics. CFA charter, or progress toward it, is an asset; CPA or AACI also considered.
  • Self-storage, multi-family or industrial experience, and exposure to Yardi, Argus or Power BI, are assets.
  • Commercial curiosity and judgement: you ask why the numbers move and what the business should do about it. You write and present clearly, turning a model into a decision, and tailor the narrative to the target audience: leadership, the board, investors, lenders, auditors and internal stakeholders.

Why Join Make Space?

  • Real ownership of the models behind fund launches, expansions and acquisition support across Canada.
  • Direct exposure to senior leadership, investors and lenders.
  • A finance team that treats AI as a core tool, not an experiment.

Work Schedule

  • Hybrid - Greater Vancouver, BC
  • Full-time, permanent

Salary Range

$90,000 - $110,000 CAD per year, depending on experience, plus a discretionary performance bonus and extended health and dental benefits.

How to Apply

To apply, submit your resume and a short note describing a model you built and how you’ve used AI in your work.

Equal Opportunity Employer: We are an equal opportunity employer and are committed to inclusive and accessible hiring practices. Employment decisions are based on qualifications, skills, and business needs. We welcome applications from all qualified individuals.

Use of Artificial Intelligence: We may use AI-enabled tools to support parts of our recruitment process, including sourcing candidates or screening through external job boards. These tools are used to assist our team and do not replace human decision-making.
