Manulife Investment Management (“MIM”) is the global wealth and asset management segment of Manulife Financial Corporation. MIM's global real estate (“GRE”) platform provides investment solutions globally as part of its comprehensive private markets’ capabilities, offering core, core-plus, and value-add strategies.

MIM’s GRE team leverages its global platform and regional market knowledge to identify opportunities and drive results for its clients. As of June 30, 2026 , its sustainably operated platform includes 96 million square feet of office, industrial, retail, and multifamily assets located across Canada, the United States, and the Asia Pacific region, with approximately $19 billion USD of real estate (500+ properties). The team is expanding its capabilities to meet evolving market opportunities, building a strong and diverse global culture as an entrepreneurial investment manager.

MIM is seeking an Analyst, Asset Management, Central/Eastern Canada to play a key role within the growing platform. The Asset Management team is responsible for creating and driving the business plans for assets across the portfolios of MIM’s clients. The Analyst is responsible for complex financial modeling and analysis, production of investment memoranda, and supporting asset management and transactions teams. The Analyst will work closely with an Asset Manager on leasing, property management, capital projects, and valuations, while gaining exposure to the Transactions and Capital Markets teams through dispositions and refinancings of assets within the region. This role requires an individual who can bring enthusiasm each day to the workplace and demonstrates an ability to handle workload management and can perform during high pressure situations related to deadlines. The position reports directly to a Director, Asset Management, Central/Eastern Canada.

Position Responsibilities:

Provide financial analysis and support for asset-level decision-making and transactions
Conduct quantitative and qualitative analyses and reporting across the region’s portfolio, delivering forward-thinking analysis to support decision-making and strategy.
Conduct and/or support analysis for evaluation of leasing opportunities, capital projects, tenant credit, dispositions, refinancings, and appraisals. Develop and present findings for Senior Management, Portfolio Managers and Investment Committee.
Assist with acquisitions and dispositions when applicable.
Play an integral role in identifying market trends and extracting insights for the regional portfolio, contributing to market commentary produced by regional Asset Managers. Present and review with Senior Management and Portfolio Managers as required.
Review and validate Yardi quarterly financials/operating statements and variance reports. Understand cash flow requirements and distribution analysis.
Support ongoing loan compliance and credit/security monitoring activities. Support asset-level business plans and valuation models.

Support Asset Manager coordination, production, and presentation of annual business plans to Senior Management and Portfolio Managers.
Build and maintain quarterly Argus models and support hold vs. sell analyses conducted by regional Asset Managers. Undertake model audits, quality assurance reviews, and support best practices compliance.
Coordinate appraisal review and commentary by regional Asset Managers and conduct variance analysis to external appraisals.
Support Asset Manager in oversight of leasing, property management, and capital projects
Manage the collaboration with leasing brokers, including the review of LOIs, leasing documents, and outside broker listing agreements.
Review and selectively audit asset-level financial reporting submitted from Property Managers, including capital commitment forecasts, expense recovery calculations, and funding projections. Oversee timeliness of Yardi financial and accounting information submitted from Property Managers.
Support special projects and conduct ad-hoc analyses as required.
Work with MIM business leaders to communicate effectively both internally and externally.
Serve as a mentor to analysts and contributes to a positive team culture.

Qualifications:

Undergraduate degree is required, preferably in finance, accounting, real estate finance or business administration, or sufficient work experience.
1-2 years of relevant experience is preferred.
In-depth knowledge of real estate investment, asset management, accounting and administration concepts.
Ability to integrate top-down and bottom-up perspectives into investment recommendations.
Capable of managing competing priorities and maintaining strong attention to detail under deadlines.
Superior analytical and critical thinking skills (both quantitative and qualitative).
Able to successfully work in a team-oriented environment and partner with different functional groups.
Demonstrated leadership skills and a strong sense of ownership.
Strong work ethic, a high level of integrity, and the desire to take initiative.
Excellent written and oral communication skills. Effective customer service and interpersonal skills. Strong organizational, time management and priority setting skills.
Focused and self-motivated teammate who balances independent thinking with the execution capabilities and core proficiencies of the rest of the organization.
Advanced proficiency with Microsoft Excel (financial modeling, creation of templates) and Argus Enterprise. Experience with real estate accounting systems required, experience with Yardi a plus.
Some travel may be required.

Salary range is expected to be between
