Corporate Controller

Middle Ground Housing Middle Ground Housing ("MGH") is a growing purpose-built rental housing platform focused on the "missing middle" of Southern Ontario. We develop large, ground-oriented, Class A rental suites designed for small families, couples, and downsizers seeking high-quality housing alternatives between traditional apartments and luxury rental product.

As our development platform grows, we are seeking an experienced Corporate Controller - Residential Development to lead the accounting and financial management of our residential portfolio.

The Role

Reporting to the Chief Financial Officer, the Corporate Controller will oversee financial reporting, development and construction accounting, budgeting and forecasting, construction financing draws, internal controls, cash-flow management, and financial systems.

This is a hands-on leadership role requiring strong experience in residential real estate development, construction accounting, project financing, and multi-entity financial reporting.

Key Responsibilities

. Lead monthly, quarterly, and annual financial reporting and close processes across the residential development platform.

. Manage accounting for multiple development projects and legal entities, including consolidations, intercompany accounts, accruals, and balance-sheet reconciliations.

. Oversee development accounting for land, hard costs, soft costs, financing costs, development fees, and other project expenditures.

. Monitor project budgets, commitments, contracts, purchase orders, change orders, holdbacks, contingencies, and cost-to-complete forecasts.

. Identify and communicate material budget variances, cost overruns, liquidity issues, and project financial risks.

. Manage the construction financing draw process, including coordination with lenders, quantity surveyors, consultants, development teams, and legal counsel.

. Review lender draw packages, funding requirements, equity contributions, loan availability, sources and uses, and compliance with financing agreements.

. Lead project and corporate budgeting, rolling forecasts, development cash flows, and funding requirements.

. Support the CFO with liquidity management, construction financing, refinancing, lender reporting, and other financing activities.

. Oversee accounts payable and ensure appropriate controls over invoice approvals, contracts, purchase orders, change orders, and payments.

. Coordinate year-end audits, tax compliance, GST/HST reporting, and external accountant requirements.

. Prepare management, lender, investor, ownership, and Board reporting.

. Develop and improve financial controls, processes, reporting systems, and automation across the development platform.

. Lead and develop the accounting team and work closely with development, construction, financing, legal, and executive teams.

Qualifications

. CPA designation required or strongly preferred.

. Bachelor's degree in Accounting, Finance, Business Administration, or a related field.

. 8+ years of progressive accounting and finance experience, including management responsibility.

. Significant experience in residential real estate development, homebuilding, construction, or a related real estate environment.

. Strong knowledge of development and construction accounting.

. Experience managing multiple development projects and legal entities.

. Demonstrated experience with construction financing draws and lender reporting.

. Strong understanding of project budgets, cost-to-complete forecasting, sources and uses, cash-flow management, and development financing.

. Strong financial reporting, consolidation, intercompany accounting, and audit experience.

. Advanced Microsoft Excel skills.

. Experience with NewStar Homebuilder is strongly preferred; experience with Sage, Yardi, MRI, Jonas, Procore, or similar platforms is an asset.

What We're Looking For

The successful candidate will be a hands-on finance leader with strong commercial judgment, attention to detail, and an understanding of residential development economics. You will be comfortable working across accounting, construction financing, project controls, cash-flow management, and senior-level reporting.

This role is well-suited to someone who can operate at both the project-detail level and the broader portfolio level, identify financial risks early, and provide the CFO and development team with reliable information to support decision-making.
