The Opportunity:
Our client is a growing, innovation-focused organization that is helping reshape how housing is designed, manufactured, and delivered across Canada.
We are seeking a Senior Project Manager to lead the delivery of multiple concurrent multi-family residential construction projects across the GTA. This role will take ownership across preconstruction, estimating, procurement, design coordination, cost management, and project delivery, while providing leadership and mentorship to project teams.
The successful candidate will bring significant construction experience, strong commercial and financial acumen, and a proven ability to independently lead complex projects while working closely with consultants, trades, site teams, and senior leadership.
What You’ll Be Doing:
- Independently manage multiple concurrent construction projects from preconstruction and design development through execution and completion, ensuring projects are delivered on time and on budget.
- Develop and maintain project budgets, cost plans, cash-flow forecasts, schedules, committed costs, anticipated costs, and cost-to-complete forecasts.
- Identify cost, schedule, and project risks early and develop appropriate corrective actions.
- Prepare and progressively refine project estimates from conceptual and schematic design through design development, tender, and hard-bid stages.
- Lead procurement activities, including soliciting, evaluating, levelling, and negotiating trade and supplier pricing.
- Prepare bid comparisons and award recommendations, including scope clarifications and pricing assumptions.
- Negotiate, award, and administer consultant agreements, subcontracts, purchase orders, change orders, and contract amendments.
- Manage project contingencies and maintain an accurate forecast of final project costs.
- Act as a key advisor to senior leadership on project risk, strategy, and portfolio-level decision-making across the development pipeline.
- Lead value engineering, constructability reviews, peer reviews, and other preconstruction initiatives.
- Coordinate consultants and ensure key deliverables are achieved for SPA, permitting, tender, and IFC milestones.
- Review drawings and specifications and ensure information is clearly communicated across consultants, project teams, site staff, and trades.
- Develop and implement project quality assurance and quality control processes.
- Benchmark project costs against historical data and industry comparables while helping develop a stronger internal unit-rate and assembly-cost database.
- Lead, mentor, and develop project staff through ongoing coaching and performance management, acting as a senior point of escalation for complex project and site issues.
What You’ll Need to Be Successful:
- Post-secondary education in Engineering, Architecture, Construction Management, or a related discipline, or an equivalent combination of education and experience.
- 10+ years of progressive construction experience, ideally delivering multi-family residential or comparable commercial projects.
- Demonstrated experience independently managing multiple concurrent construction projects.
- Experience leading, mentoring, or supervising Project Managers, Project Coordinators, and other project team members.
- Strong experience across preconstruction, estimating, procurement, cost control, contract administration, and project delivery.
- Experience with prefabricated construction methodologies, engineered lumber, and/or building science applications.
- Strong working knowledge of the Ontario Building Code, construction safety requirements, and Ministry of Labour guidelines.
- Experience procuring and managing construction subcontracts at the project level.
- Understanding of municipal planning, zoning, permitting, and approvals.
- Ability to review, negotiate, and administer complex subcontracts and purchase orders while identifying and mitigating project risk.
- Knowledge of Tarion, warranty processes, and construction performance guidelines.
- Strong commercial and financial acumen, including an understanding of procure-to-pay processes.
- Working knowledge of JDE, MS Project, AutoCAD, and/or Procore is an asset.
- PMP certification is an asset.
- Excellent leadership, communication, negotiation, organization, and stakeholder-management skills.
- Valid Ontario Class G driver's licence and ability to travel between project sites as required.
Compensation:
- The expected base salary range is $140,000–$160,000 plus bonus.
