Where You’ll Add Value
The Manager, Facilities Management is accountable to the Assistant Vice President, National Programs for providing strategic leadership and oversight of Facilities Management practices across Morguard's national portfolio, including preventative maintenance programs, building systems performance, vendor and contract management, procurement initiatives, regulatory compliance, and operational best practices, to ensure the efficient operation, performance, safety, and long-term sustainability of all asset classes while supporting organizational objectives and operational excellence across Canada.
The position works collaboratively with Regional Operations, Capital, Energy Management, and Health & Safety teams to support organizational objectives, enhance building performance, maintain regulatory compliance, and drive operational efficiencies. A strong understanding of varying municipal and provincial legislation, building codes, and industry best practices is essential. Knowledge of provincial Residential Tenancies legislation and the Residential Tenancies Act (RTA) is considered an asset.

55 City Centre Dr Mississauga, ON L4Z 0B8 but will have to travel up to approximately 10% of time to visit properties within and across all of Canada and United States.
How You’ll Make a Difference
- General
- Oversee the strategic direction, development and reporting of Facilities Management, Contract Procurement, and Preventative Maintenance programs across Morguard's Canadian portfolio, while managing and supporting these national initiatives.
- Support all regions and major municipalities across Canada, ensuring consistency of facilities management standards while recognizing varying provincial and municipal requirements.
- Develop and maintain strong working relationships with internal stakeholders, operational leaders, business partners, and service providers.
- Ensure optimal operation, maintenance, and lifecycle management of mechanical, electrical, life safety, and building systems.
- Monitor compliance with applicable municipal bylaws, provincial legislation, building codes, environmental regulations, and industry standards.
- Provide technical guidance and support to regional operations teams regarding building systems, maintenance practices, and facilities-related compliance matters.
- Prepare, administer, and monitor operating budgets, capital maintenance forecasts, and cost-saving initiatives.
- Maintain awareness of emerging technologies, building performance practices, sustainability trends, and industry best practices.
- Procurement & Contract Management
- Lead standardized procurement and contract management programs for facilities-related goods and services.
- Negotiate contractual requirements, evaluate vendor submissions, recommend service providers, and oversee contract implementation and performance.
- Ensure effective coordination with operational teams and corporate departments throughout the procurement process.
- Establish vendor performance standards, service level expectations, and reporting requirements.
- Incorporate Health & Safety expectations, regulatory compliance requirements, contractor qualification standards, and safe work practices into vendor contracts and procurement processes.
- Manage vendor relationships and conduct regular audits to ensure contractual obligations and performance standards are being achieved.
- Develop, track, and report on procurement and service delivery metrics to support operational excellence and continuous improvement.
- Promote protection of company assets, resident experience, and operational risk mitigation through effective contractor management practices.
- Facilities Management & Compliance
- Oversee the portfolio-wide preventative maintenance program and related compliance requirements.
- Support the development and implementation of building operations standards, procedures, and best practices.
- Ensure maintenance programs align with manufacturer requirements, asset preservation strategies, and regulatory obligations.
- Assist regions with emergency preparedness planning and operational readiness initiatives.
- Provide guidance related to building inspections, audits, regulatory reviews, and corrective action plans.
- Support operational due diligence activities for acquisitions, transitions, and asset onboarding initiatives.
- Collaborative Support: Energy Management
- Collaborate with the Energy Management team to support portfolio-wide energy efficiency initiatives and sustainability objectives.
- Assist with the implementation of energy management best practices, operational improvements, and building optimization opportunities.
- Support the identification and execution of energy conservation projects and utility performance improvement initiatives.
- Assist with operational data collection, vendor coordination, and implementation activities related to energy management programs.
- Promote awareness of energy efficiency practices with operations teams and service providers.
- Collaborative Support: Health & Safety
- Work collaboratively with the Health & Safety team to support organizational safety objectives and regulatory compliance requirements.
- Reinforce Health & Safety expectations through procurement, contractor management, and facilities-related operational practices.
- Support the implementation of site safety initiatives, emergency preparedness activities, and contractor compliance requirements.
- Assist operations teams in addressing facilities-related safety concerns, corrective actions, and risk mitigation opportunities.
- Ensure contractor and vendor programs incorporate appropriate Health & Safety requirements, training expectations, and legislative compliance standards.
The Expertise You’ll Bring
- 5+ years as a commercial high rise building operator in a facility with hydronic heating and cooling systems (or equivalent hands-on technical background)
- Must possess thorough knowledge and understanding of building systems including, but not limited to: HVAC, Plumbing, Electrical, BMS, Fire & Life Safety
- Ability to read and interpret drawings, specifications, and operations and maintenance manuals; understand building system preventative maintenance requirements for closed and open loop systems
- Practical experience reducing building energy consumption and improving building efficiency along with an understanding of fire life safety programs and risks
- Familiarity working with external third parties (subtrades, engineers, legal)
- Valid driver’s license and willingness to travel up to 10% time to visit properties all across Canada and United States

Annualized Base Salary Range: $100,000 - $120,000
