Role Summary and Purpose
This role is responsible for maintenance work orders pertaining to unit turnovers, occupied suite maintenance requests, building envelope and mechanical systems, and common areas as assigned to ensure that building components and building operating systems across all properties are well maintained. The incumbent operates within Old Oak’s standards of safety, high quality customer service and efficient operations. The Maintenance Technician works closely with the Maintenance Supervisor, Maintenance Coordinator, Property Managers, Operations Manager, Assistant Property Managers and Community Managers to deliver superior customer service and ensure that all buildings, grounds and occupied suites are properly and safely maintained.
There are two Maintenance Technician roles covered by this job description – Site Maintenance Technicians which have a property location as their primary workplace, and participate in an afterhours on-call rotation, and Centralized Maintenance Technicians that may specialize in a specific repair type (plaster and paint, carpentry, appliance and electrical repairs, or plumbing repairs). This team works from the warehouse as their primary workplace, and does not participate in the afterhours on-call rotation. Both roles have the same responsibilities and skill requirements.
Responsibilities
Maintenance & Repairs
- Provide maintenance support and complete assigned work orders for building operations in common areas and occupied suites. Typical maintenance tasks include, but are not limited to: patching pipes, partial pipe replacement, identifying source of leaks, repairing/replacing thermostats and actuators, identify issues with heating/cooling, minor paint/plaster repairs, minor electrical including breaker and outlet replacements, emergency response to life safety concerns including elevator entrapment, fire alarms and floods.
- Complete assigned maintenance and renovation work for unit turnovers as scheduled to ensure timely and successful leasing.
- Diagnose appliance issues using basic test tools (e.g., multimeters, gauges).
- Repair or replace parts such as pumps, timers, control boards, and heating elements.
- Install appliances and perform routine preventive maintenance.
- Be familiar with all aspects of building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc. and ensure all equipment and systems are operated in a safe and efficient manner and in compliance with all applicable government codes and regulations.
- Perform and complete all assigned duties and responsibilities with minimum supervision as per agreed schedules.
- Respond to all facility emergencies in a timely manner when required.
- Assist building maintenance staff and Property Managers as required.
Training and Process Improvements
- Provide skills training and support as required to assist in development of site staff.
- Identify opportunities for process improvements to reduce work order completion times and enhance customer service.
- Maintain current knowledge of industry skilled trades policies/procedures and compliance with relevant codes of practice.
Tenant Relationships & Information Management
- Maintain strong relationships with tenants to deliver customer service.
- Ensure prompt service to tenants and prospective tenants.
- Reasonably enforce the landlord’s rules and regulations.
- Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with in an effective and timely manner.
- Maintain the privacy and confidentiality of all resident information.
Safety
- Periodically attend scheduled training sessions.
- Ensure compliance with all applicable government regulations.
- Always comply with company policies and procedures.
- Ensure all health, safety, and security procedures are adhered to and areas of concern are reported promptly to supervisor to limit exposure to liability and loss.
Qualifications, Skills & Requirements
- 3+ years’ of technical and practical experience with building systems, home maintenance, or trade work including carpentry, electrical, appliance repair, or plumbing
- 2 years’ experience in the property management or the property maintenance field
- Minimum high school diploma
- Strong customer service orientation
- Patience, with the ability to listen to others

- Respectful of and compliant with rules and regulations (especially concerning safety)
- Sound judgment and decision-making skills

- Ability to stand and walk for extended periods

- Work is performed both indoors and outdoors in a variety of environmental conditions
Working Hours
8:00 am to 4:30 pm Monday to Friday. Occasional overtime may be required. Maintenance Technicians assigned to site locations will participate in an on-call rotation over a six or seven week period. The week that the technician is on-call, they will work 12:00pm – 8:30pm, and be available after hours to respond to emergency calls as required.
