Original job description

Job Title: VP, Operations & Development (Operating Partner Track)

Compensation: Competitive base salary (from $140,000 – $165,000) + performance incentives + long-term equity / profit participation structure

The Opportunity

Our client, an established real estate investment & development firm, has a rare, high-autonomy executive leadership and succession opportunity for an entrepreneurial engineer or senior construction leader. Working directly alongside an active serial developer, the incoming executive will assume dual oversight of an established, cash-flowing residential asset portfolio while directing the planning and execution of a major new multi-residential development pipeline.

This role is architected as an operating partnership and succession pathway: the successful candidate will master the existing operational engine, deliver new construction projects, and transition into operational enterprise ownership and equity participation over time.

Key Responsibilities

Operational & Infrastructure Leadership

  • Assume full operational P&L and service delivery oversight across an established regional residential portfolio.
  • Oversee site infrastructure operations, preventive maintenance, municipal compliance, facilities contracts, and environmental standards.
  • Manage third-party service contractors, capital expenditure planning, and annual operating budgets.
  • Lead operational teams and site trades, establishing performance standards and operational efficiency.

Development & Construction Delivery

  • Act as Owner’s Representative and Project Director for a substantial new multi-residential development.
  • Manage end-to-end development phases: planning and zoning approvals, consultant coordination (architectural, civil, structural), GC/subcontractor tendering, and field execution.
  • Ensure projects are delivered on schedule, within pro-forma budgets, and to rigorous quality standards.

Long-Term Enterprise Growth

  • Identify, evaluate, and execute new infill, development, and operational value-creation opportunities across the region.
  • Progressively absorb the Principal’s operational responsibilities, transitioning from functional management into full operating leadership.

Candidate Profile & Qualifications

  • Education: Degree in Civil, Structural, Mechanical, or Building Engineering. An MBA or equivalent commercial credential is strongly preferred.
  • Industry Experience: 10–15+ years of progressive leadership spanning construction project management, real estate development, or asset operations.
  • Hands-On Practicality: Demonstrated track record of site-level problem solving - direct experience managing hands-on builds, structural renovations, or technical site operations alongside executive project leadership.
  • Commercial Mindset: Strong financial fluency, comfort managing pro-formas and operational budgets, and a disciplined approach to risk and return.
  • Mindset & Drive: A self-made, high-grit mentality with an exceptional work ethic. Values autonomy, equity realization, and long-term enterprise value over corporate hierarchy.
