Original job description

We are a Canadian real estate developer and investment group with a diversified portfolio spanning residential, commercial, and hospitality assets across North America. With over 65 years of experience and more than 23 million square feet owned, managed, or in development, we bring an integrated approach to creating places that endure. Guided by a commitment to making a meaningful difference, we build relationships that shape communities and drive long-term value. Our business spans development, investment, property management, and capital partnerships - each grounded in a shared purpose and a values-led culture defined by integrity, entrepreneurship, and respect. From a single building on Alberni Street to a growing portfolio of transformative projects, we continue to evolve while staying true to our roots as a family-led company. As we look ahead, we remain focused on enhancing life from within - creating spaces, experiences, and partnerships that stand the test of time.

The Building Operator ensures the safe and efficient operation, maintenance, and repair of building systems at Langara Gardens, including boilers, HVAC, electrical, plumbing, and related equipment. Reporting to the Maintenance Manager, the role completes tenant and property repairs, supports preventative maintenance programs, coordinates with contractors, responds to work orders and emergencies, and helps maintain a safe, compliant, and service-focused residential community.

Key Responsibilities

Perform maintenance and repairs in tenant suites, common areas, and service spaces, including plumbing, heating, minor electrical, locks, fans, carpentry, drywall, painting, appliances, and related work.
Inspect, operate, and maintain boilers, HVAC equipment, pumps, motors, lighting, and other building systems using appropriate hand and power tools.
Complete scheduled preventative maintenance, including filter and belt changes, water-system testing, chemical monitoring, generator testing, and required logs.
Coordinate and assist contractors servicing boilers, mechanical systems, elevators, fire safety equipment, generators, water treatment, and HVAC systems.
Prioritize, track, and resolve tenant work orders through Yardi Maintenance IQ, providing timely service, quality workmanship, and professional communication.
Maintain exterior grounds and building components through litter removal, pressure washing, snow removal, lighting upkeep, and minor roof, gutter, downspout, and drain repairs.
Maintain tools, materials, parts, maintenance-shop inventory, and equipment, including golf carts, and support Resident Caretaker training on minor maintenance tasks.
Provide emergency and on-call support and follow all applicable safety legislation, regulations, property procedures, and Peterson policies.

What You Bring

A valid 4th Class Power Engineer’s Certificate recognized by Technical Safety BC.
A high school diploma and a valid BC driver’s licence.
Two to three years of residential building maintenance and operations experience; commercial experience is an asset.
Working knowledge of boiler operation and maintenance, with practical experience troubleshooting and completing general building repairs.
Intermediate proficiency with Microsoft Office; experience using a building management system and Yardi Maintenance IQ is an asset.
Strong written and verbal communication skills, with a service-oriented approach to tenants, contractors, and colleagues.
Demonstrated initiative, resourcefulness, organization, sound judgement, and the ability to work independently and collaboratively.
Ability to safely perform physically demanding and repetitive tasks, including lifting, carrying, pushing, pulling, bending, and standing for extended periods.

Please note that this role may transition to a regular weekend schedule in the future, based on operational needs.

We are an equal opportunity employer. Start challenging yourself today in an environment that embraces diversity and rewards innovation with competitive pay and great benefits. While we thank all candidates for their interest in joining our team, we will only contact those short-listed for an interview. Please note only Microsoft Word documents or PDFs will be accepted.
