Original job description

The successful candidate is a polished, results-oriented professional with strong interpersonal, written, and verbal communication skills. They are highly organized, detail-oriented, and comfortable managing multiple priorities in a fast-paced, high-volume leasing environment.

The ideal candidate is articulate, motivated, resourceful, and takes initiative. They bring a solutions-focused mindset, sound judgment, and a genuine commitment to delivering exceptional customer experiences while achieving leasing and occupancy objectives. They are confident building relationships, overcoming objections, and converting prospects into residents.

This role is critical to the successful lease-up of a large-scale residential rental community and requires an individual who thrives in a performance-driven environment. Experience in residential leasing is a must. Property management, hospitality, and high-performance sales experience are also highly sought after.

As the community progresses from lease-up to stabilization, this role may evolve into longer-term leasing and resident-facing responsibilities within the Peterson Residential portfolio.

Key Responsibilities

Respond promptly and professionally to leasing inquiries, secure appointments for property tours, and accurately record all leasing activity in the CRM system.
Follow up on incoming leasing leads in a timely manner, understanding prospective residents' needs while identifying opportunities to maximize occupancy and rental revenue.
Maintain a disciplined leasing pipeline by managing prospect follow-up activities, monitoring conversion opportunities, and consistently moving qualified leads toward lease execution.
Conduct property and suite tours, confidently communicating available floor plans, building features, amenities, and the overall resident experience.
Build rapport with prospective residents, pinpointing unique space requirements while maintaining meticulous tracking of prospect preferences and follow-ups through to lease execution.Utilize consultative leasing techniques to identify prospect needs, address objections, create urgency, and secure lease commitments.
Skilled at discovering unique prospect requirements via active listening to deliver solution based options that align property features with tenant priorities
Convert qualified prospects into residents and consistently meet or exceed leasing velocity, occupancy, conversion, and revenue targets established for the community.
Facilitate in the review and collection of prospect application, and supporting documentation, is completed accurately and entered into the appropriate systems in a timely manner.
Deliver an exceptional customer experience while proactively advancing prospects through the leasing journey, maintaining consistent communication, and maximizing conversion opportunities.
Maintain through knowledge of vacant inventory to ensure they are clean, presentable, and in optimal condition for scheduled tours and appointments.
Monitor rental pricing and promotions of competing properties to optimize market positioning and maintain a competitive edge
Collaborate with marketing teams on leasing campaigns, events, and initiatives designed to generate traffic and increase leasing activity.
Participate in team meetings, leasing initiatives, property events, and other activities as required.
Ensure all leasing activities comply with applicable legislation, regulations, policies, and company procedures.
Uphold Peterson's mission, vision, and values and serve as an ambassador for the Peterson Residential brand, delivering exceptional customer experiences and fostering positive relationships with residents, prospective residents, colleagues, vendors, and the broader community.

Qualifications & Experience

Demonstrated ability to deliver exceptional customer experiences while achieving leasing, occupancy, or sales performance goals.
Minimum of two years of relevant experience in residential leasing, property management, hospitality, sales, or a related customer-facing environment is preferred.
Post-secondary education in business, hospitality, real estate, marketing, or a related field is considered an asset.
Strong sales aptitude with the ability to build relationships, understand customer needs, overcome objections, negotiate effectively, and close leasing opportunities.
Proven ability to achieve sales targets, convert leads, and consistently secure lease commitments.
Strong verbal and written communication skills with a polished and professional approach.
Excellent organizational skills, attention to detail, and the ability to manage multiple priorities.
Working knowledge of residential leasing practices and applicable legislation.
Strong computer skills, including proficiency with Microsoft Office and CRM or property management systems.
Experience with , Yardi Voyager, RentCafe, and CRM, DocuSign is considered an asset.
Comfortable using smartphones, tablets, and other technology in a customer-facing environment.
Knowledge of digital marketing, lead generation, and social media practices is considered an asset.
Professional appearance and demeanor with strong interpersonal skills.
Ability to work a flexible schedule, including evenings, weekends, and statutory holidays based on operational and leasing needs.
Self-motivated, results-oriented, and comfortable working in a fast-paced lease-up environment where achieving occupancy goals is a key measure of success.
