About Pier 4

At Pier 4, growth creates opportunity. As one of Canada’s fastest-growing real estate investment firms, we’re seeking ambitious individuals who are eager to contribute, grow their careers, and help shape our future.

Pier 4 is a Real Estate Investment Trust focused on the acquisition and management of multi-family residential properties. Our portfolio spans three provinces and is driven by a passion for real estate, a commitment to excellence, and years of industry experience.

We have been recognized by The Global and Mail’s Report on Business as one of Canada’s Top Growing Companies in both 2024 and 2025. As a certified Great Place to Work®, we are committed to fostering a collaborative, high-performing, and innovative workplace where our people can thrive and contribute to our continued success.

Lead Renovation Projects. Build High-Performing Teams. Drive Results.

Join Pier 4 as a Renovations Lead and play a key role in delivering high-quality suite turnover and renovation projects across a growing residential portfolio. You'll lead a team of renovation professionals, oversee active unit turnovers, manage contractors and vendors, and ensure projects are completed on time, within budget, and to rent-ready standards.

This is an opportunity for a hands-on leader who thrives in a fast-paced environment, enjoys taking ownership, and is motivated by achieving measurable results. You'll have the autonomy to make decisions, influence team growth, and directly impact operational performance while building a pathway toward future leadership opportunities within a growing organization.

Key Responsibilities

Renovation & Turnover Management

Oversee the execution of residential suite turnover and renovation projects across multiple properties.
Manage 15 active unit turnovers simultaneously, ensuring projects are completed on schedule, within budget, and to Pier 4 quality standards.
Monitor project timelines, inspections, approvals, and completion of milestones through MIQ.
Track turnover performance, vacancy timelines, and key operational KPIs to drive efficiency and reduce downtime.
Conduct quality inspections and proactively address project delays, resource constraints, and operational challenges.

Team Leadership & Development

Lead, coach, and develop a team of renovation professionals, overseeing a minimum of 6 employees.
Foster a culture of accountability, ownership, and high performance aligned with Pier 4's values.
Set clear performance expectations and manage productivity through KPI tracking and ongoing coaching.
Conduct performance management discussions, support employee development, and recognize team achievement.
Play an active role in candidate selection and hiring decisions, helping build a high-performing team as the portfolio and workforce continue to grow.

Contractor & Vendor Management

Coordinate contractors, vendors, trades, labour, and materials to support project delivery.
Monitor contractor performance, workmanship quality, and adherence to project schedules.
Ensure required materials, resources, and services are available to meet operational deadlines.
Build and maintain strong working relationships with external partners to support business objectives.

Operational Excellence & Reporting

Maintain accurate project records, reporting, and operational updates.
Manage workflows, inspections, reporting, and project performance.
Analyze performance metrics and recommend process improvements to enhance operational results.
Ensure compliance with company policies, health and safety standards, and operational procedures.
Partner closely with the Regional Manager to support portfolio growth and operational goals.

Crucial Knowledge & Skills

Strong knowledge of residential renovations, suite turnovers, and project coordination.
Proven ability to manage multiple projects and deadlines in a fast-paced environment.
Demonstrated leadership experience with team development, coaching, and performance management.
Experience managing contractors, vendors, and external trades.
Strong organizational, planning, problem-solving, and decision-making skills.
Ability to analyze KPIs and drive continuous improvement initiatives.
Excellent communication and relationship-building skills.
Advanced proficiency with Microsoft Excel and experience with MIQ and Yardi is preferred.
Self-motivated with a strong sense of ownership, accountability, and urgency.

Education & Experience Required

Minimum 5 years of experience in residential renovations, construction, property operations, or related fields.
Proven experience managing multiple renovations, turnover, or capital improvement projects simultaneously.
Minimum of 2 years of leadership experience managing teams and employee performance.
Experience coordinating contractors, vendors, schedules, and project resources.
Strong understanding of renovation processes, project sequencing, and rent-ready standards.
Hands-on experience within construction, renovations, maintenance, or skilled trades.
Post-secondary education in Construction Management, Property Management, Business Administration, or related discipline is considered an asset.
Owns own set of hands and power tools.
Valid Ontario G Driver's License and a reliable vehicle is required.
Legally eligible to work in Canada and able to successfully complete a criminal background check.

Additional Details

Competitive Salary Range: $70,000-85,000.
Work Arrangements: Fully on-site, 5 days a week at our Cambridge office.
Comprehensive Total Rewards Package: Competitive compensation and benefits program.
Extended Long Weekends: Enjoy regular 4-day long weekends throughout the year on every statutory holiday.
Company Culture: Frequent team-building activities, social events, and employee celebrations.

Diversity, Equity, and Inclusion

At Pier 4, we believe that diverse perspectives, experiences, and backgrounds strengthen our team and drive better outcomes. We are committed to fostering an inclusive workplace where all employees feel respected, valued, and empowered to contribute their unique talents.

We are committed to ensuring a fair, accessible, and transparent recruitment process. Accommodations are available upon request throughout all stages of the hiring process for candidates who require them.

Our Hiring Commitment
