You'll lead a team of renovation professionals, oversee active unit turnover, manage contractors and vendors, and ensure projects are completed on time, within budget, and to rent-ready standards.

This is an opportunity for a hands-on leader who thrives in a fast-paced environment, enjoys taking ownership, and is motivated by achieving measurable results. • Manage 15 active unit turnovers simultaneously, ensuring projects are completed on schedule, within budget, and to Pier 4 quality standards.
  • Monitor project timelines, inspections, approvals, and completion of milestones through MIQ.
  • Track turnover performance, vacancy timelines, and key operational KPIs to drive efficiency and reduce downtime.
  • Conduct quality inspections and proactively address project delays, resource constraints, and operational challenges.

Team Leadership & Development

  • Lead, coach, and develop a team of renovation professionals, overseeing a minimum of 6 employees.
  • Foster a culture of accountability, ownership, and high performance aligned with Pier 4's values.
  • Set clear performance expectations and manage productivity through KPI tracking and ongoing coaching.
  • Conduct performance management discussions, support employee development, and recognize team achievement.
  • Play an active role in candidate selection and hiring decisions, helping build a high-performing team as the portfolio and workforce continue to grow.

Contractor & Vendor Management

  • Coordinate contractors, vendors, trades, labour, and materials to support project delivery.
  • Monitor contractor performance, workmanship quality, and adherence to project schedules.
  • Ensure required materials, resources, and services are available to meet operational deadlines.
  • Build and maintain strong working relationships with external partners to support business objectives.

Operational Excellence & Reporting

  • Maintain accurate project records, reporting, and operational updates.
  • Manage workflows, inspections, reporting, and project performance.
  • Analyze performance metrics and recommend process improvements to enhance operational results.
  • Ensure compliance with company policies, health and safety standards, and operational procedures.
  • Partner closely with the Regional Manager to support portfolio growth and operational goals.

Crucial Knowledge & Skills

  • Strong knowledge of residential renovations, suite turnovers, and project coordination.
  • Proven ability to manage multiple projects and deadlines in a fast-paced environment.
  • Demonstrated leadership experience with team development, coaching, and performance management.

  • Strong organizational, planning, problem-solving, and decision-making skills.
  • Ability to analyze KPIs and drive continuous improvement initiatives.
  • Excellent communication and relationship-building skills.
  • Advanced proficiency with Microsoft Excel and experience with MIQ and Yardi is preferred.
  • Self-motivated with a strong sense of ownership, accountability, and urgency.

Education & Experience Required

  • Minimum 5 years of experience in residential renovations, construction, property operations, or related fields.
  • Proven experience managing multiple renovations, turnover, or capital improvement projects simultaneously.
