About The Role
The Director, FP&A leads the Company's enterprise-wide financial planning, forecasting, performance analysis and business partnership activities across Income Producing Properties (IPP), Land & Housing development, and Corporate. The role is responsible for building a unified planning function with consistent methodologies, assumptions, timelines and performance measures, while ensuring that financial analysis remains closely connected to the operating realities and strategic priorities of each division.
The Director is a significant business partner to the VP Finance, executive leadership and divisional leaders. The role goes beyond coordinating budgets and producing variance reports: it translates financial and operational information into insights, identifies risks and opportunities, supports decisions and helps the business understand what is likely to happen next. The Director develops a scalable FP&A capability that improves accountability, capital and resource allocation, forecasting accuracy and the Company's ability to grow.
Key Accountabilities
- Lead the enterprise budgeting, forecasting, reforecasting and long-range planning processes across IPP, Land & Housing and Corporate.
- Develop consistent planning calendars, assumptions, methodologies, templates and governance while preserving the distinct drivers and economics of each business.
- Serve as a proactive business partner to divisional leaders, translating financial results and operating measures into practical insights, recommendations and actions.
- Lead analysis of financial performance against budget, forecast, prior periods and strategic objectives, ensuring that significant variances are understood and addressed.
- Develop integrated financial models, scenarios and business cases to support strategic initiatives, development decisions, capital allocation, operating plans and risk assessment.
- Produce clear, decision-useful management reporting and executive analysis that highlights key performance drivers, emerging trends, risks, opportunities and required decisions.
- Build a common performance management framework linking financial outcomes to operational KPIs across the Company's real estate, development and corporate activities.
- Work closely with Financial Reporting to ensure FP&A analysis is grounded in reliable actuals and that actual-versus-budget and forecast explanations are consistent.
- Collaborate with Financial Shared Services, Business Transformation, Tax, Payroll and other Finance partners to incorporate relevant cost, cash, tax, payroll and operational data into planning and analysis.
- Lead and develop the FP&A team, building analytical capability, commercial judgment, stakeholder relationships and effective delegation.
- Drive continuous improvement in forecasting, modelling, reporting, data quality and analytics, including automation and better use of available systems and tools.
- Build a scalable FP&A function that supports the Company's growth, strengthens financial discipline and increases the value Finance contributes to business decisions.
Key Duties
Enterprise Planning and Forecasting
- Lead the annual budget process across all divisions, establishing the timetable, assumptions, deliverables, review forums and accountability for submissions.
- Coordinate periodic forecasts and reforecasts, ensuring that updated expectations reflect current operating conditions, leasing activity, development progress, sales, costs, capital needs and corporate priorities as applicable.
- Develop consistent forecasting methodologies and scenario frameworks, including sensitivities for key financial and operational drivers.
- Challenge assumptions constructively, assess the reasonableness of submissions and ensure risks, opportunities and management actions are reflected in forecasts.
- Prepare consolidated financial outlooks and explain the principal factors driving changes in projected performance.
Business Partnership and Decision Support
- Build strong working relationships with leaders across IPP, Land & Housing and Corporate, understanding their business models, operating priorities and key performance drivers.
- Provide divisional leaders with timely analysis, financial advice and recommendations to support operating decisions, cost management, resource allocation and achievement of business objectives.
- Participate in business reviews and planning discussions, helping leaders distinguish between one-time events, recurring trends, controllable variances and structural changes.
- Develop business cases and financial evaluations for new initiatives, acquisitions, development opportunities, operational changes and other strategic decisions as required.
- Translate complex analysis into clear messages for executives and non-finance stakeholders, including implications, alternatives, risks and recommended actions.
- Promote financial accountability throughout the business by helping operational leaders understand the financial consequences of their decisions.
Performance Analysis and Management Reporting
- Lead monthly and periodic analysis of actual results against budget, forecast and prior periods, in partnership with Financial Reporting and divisional leaders.
- Develop management reporting packages that emphasize key drivers, trends, risks and decisions rather than simply reproducing accounting results.
- Establish and maintain KPIs that connect financial outcomes with operational performance, including relevant measures for property operations, leasing, development, housing sales, project costs and corporate overhead.
- Identify emerging underperformance, upside opportunities and forecast risks; coordinate follow-up with accountable business leaders.
- Support executive and board-level reporting with clear analysis of financial performance, outlook, sensitivities and strategic implications.
Divisional Financial Planning
- For IPP, support analysis and forecasting of rental revenue, occupancy, leasing, operating expenses, recoveries, net operating income, capital expenditures and property-level performance.
- For Land & Housing, working with the development analytics team to integrate long-term income and cash flow forecasts into the Corporate future-oriented financial information.
- For Corporate, lead planning and analysis of corporate and shared-service costs, headcount, departmental budgets, allocations and other enterprise overhead.
- Ensure divisional plans reconcile to consolidated expectations and that intercompany, shared-service allocation and other cross-business assumptions are appropriately reflected.
- Work with operational and project teams to improve the quality, timeliness and ownership of the assumptions that drive forecasts.
Cross-Functional Finance Leadership
- Work with the Director, Financial Reporting to ensure actual results, financial classifications and reporting definitions are consistent and that variance analysis is based on authoritative financial information.
- Collaborate with Financial Shared Services to understand transaction trends, working capital, collections, payables, cash requirements and administrative cost drivers.
- Work with the Senior Manager, Business Transformation to improve planning systems, data availability, reporting automation and analytical tools; define FP&A requirements and support implementation and adoption.
- Coordinate with Tax and external advisors as appropriate to reflect tax assumptions and implications in forecasts and business cases. Tax currently reports directly to the VP Finance.
- Work with Payroll on headcount and compensation planning, payroll cost forecasting and related workforce analysis. Payroll currently reports directly to the VP Finance and may be considered for alignment with Financial Shared Services in the future.
- Coordinate with other Finance and business teams to ensure that planning assumptions are aligned and that financial impacts of major initiatives are visible and consistently assessed.
People Leadership, Tools and Continuous Improvement
- Lead, coach and develop FP&A team members, establishing clear objectives, accountability, effective delegation and development plans.
- Build analytical capability and commercial judgment within the team, ensuring analysts can explain business drivers and engage effectively with operational leaders.
- Establish repeatable planning processes, model standards, documentation and quality checks that improve consistency and reduce dependence on individual knowledge.
- Improve use of ERP data, Excel, business intelligence and other appropriate tools to streamline planning and reporting and increase the quality of analysis.
- Identify opportunities to automate recurring reports, reduce manual consolidation and improve data integrity in partnership with Business Transformation and Financial Reporting.
- Monitor the effectiveness of planning and reporting deliverables, incorporating feedback from leaders and adjusting the function to meet changing business needs.
Key Attributes and Desired Competencies
- Strong commercial acumen and ability to connect financial results with operational and strategic business drivers.
- Demonstrated ability to lead budgeting, forecasting, financial modelling and performance analysis across multiple business units.
- Strong business partnership skills, including the ability to challenge assumptions constructively and influence decisions without relying solely on formal authority.
- Excellent analytical, problem-solving and scenario-modelling capabilities, with sound judgment and attention to detail.
- Ability to communicate complex financial information clearly and concisely to executives and non-finance stakeholders.
- Enterprise mindset balanced with a practical understanding of divisional differences and operating realities.
- Strong people leadership, coaching, delegation and talent-development skills.
- Comfort with ambiguity and competing priorities, and the ability to turn imperfect data into useful, appropriately qualified insight.
- Continuous improvement mindset and interest in automation, analytics, data quality and scalable processes.
- Collaborative leadership and commitment to a unified Finance organization that supports informed decisions and the Company's growth.
- Commitment to continuous learning, accountability, service, and the Company's values of people-centric leadership, elevation and passion.

- Demonstrated experience partnering with senior leaders and operational teams to support planning, performance management and business decisions.
- Experience developing financial models, scenario analyses, business cases and management reporting.
- Real estate, property operations, land development, homebuilding or project-based business experience is strongly preferred.
- Advanced Microsoft Excel skills and experience with ERP data and financial reporting or business intelligence tools; Power BI experience is an asset.
- Strong written and verbal communication skills, with the ability to present analysis and recommendations to senior stakeholders.
- Demonstrated success improving planning processes, reporting tools or analytical capabilities.
