The Opportunity
RE/MAX Heights Realty is looking for an experienced Licensed Property Manager or Licensed Assistant to join our growing property management operation.
We are specifically looking for a professional who has experience in the Burnaby and Richmond markets, is fluent in Cantonese and/or Mandarin, and ideally manages or has relationships with an existing portfolio of 50+ residential properties.
This opportunity is particularly well suited to an established Property Manager who wants to continue growing their portfolio while working within a supportive brokerage and receiving a competitive fee structure designed to reward both existing business and future growth.
The position is full-time and hybrid, with flexibility to work from home while remaining available for property visits, client meetings, inspections, showings, and other on-site responsibilities throughout Burnaby, Richmond, and surrounding areas.
Responsibilities
The Licensed Property Manager / Licensed Assistant will be responsible for managing and growing a residential property portfolio while maintaining a high level of service for property owners and tenants.
Key responsibilities include:
- Managing day-to-day operations of residential properties.
- Maintaining professional communication with owners and tenants.
- Coordinating repairs, maintenance, contractors, and vendors.
- Advertising available rental properties and coordinating showings.
- Screening prospective tenants and assisting with tenant selection.
- Preparing tenancy documentation, renewals, notices, and related paperwork.
- Coordinating move-ins, move-outs, inspections, and security deposits.
- Monitoring rent collection and addressing arrears when required.
- Ensuring properties and tenancies are managed in accordance with British Columbia legislation and brokerage requirements.
- Maintaining accurate property, tenancy, and communication records.
- Preparing basic financial, occupancy, and portfolio reporting.
- Working collaboratively with other licensed Property Managers, assistants, administrative staff, owners, contractors, and brokerage management.
- Developing relationships with property owners, Realtors, investors, and other referral partners to support portfolio growth.
Preferred Candidate
We are particularly interested in candidates who bring:
- A valid British Columbia property management licence or appropriate licensing to work as a Licensed Assistant.
- Fluency in Cantonese and/or Mandarin.
- Strong knowledge of the Richmond and/or Burnaby rental markets.
- An existing portfolio of approximately 50 or more properties or an established client base that could transition with the Property Manager, subject to all applicable contractual, regulatory, and brokerage requirements.
- Experience in residential property management, lease administration, tenant relations, and maintenance coordination.
- Strong understanding of British Columbia’s Residential Tenancy Act and related regulations.
- Excellent communication, negotiation, organization, and conflict-resolution skills.
- Ability to independently manage multiple properties, priorities, and deadlines.
- Strong attention to detail and commitment to ethical and professional property management.
- Experience with property management software and Microsoft Office and/or Google Workspace.
- A service-oriented approach to working with homeowners, investors, tenants, and vendors.
Experience with budgeting, financial reporting, portfolio development, or business development is considered an asset.
