About Ripple Property Management

Ripple is a Calgary-based property management company built for how residential real estate works today. We pair smart technology with a personal, people-first approach to help owners get the most from their properties and give tenants an experience they actually enjoy. Our 4.7-star Google rating comes from a simple commitment: be transparent, respond fast, and make every interaction easy for owners and tenants alike.

The Role

We're looking for a licensed, high-capacity Property Manager to take ownership of a single family residential portfolio. This role is for a self-starter: someone who takes initiative, solves problems as they come up, and sees every file through from start to finish.

You're the main contact for overall property operations for owners and tenants in your unit portfolio From onboarding a unit, to showings and the final move-out inspection, you're the main contact and the face of Ripple for your tenants and owners. Our modern tech stack keeps you efficient, and you're the one who makes sure every issue gets resolved.

What You'll Do

  • Leasing: Own the vacancy cycle from listing to signed lease and work with the leasing team to be successful in leasing and reducing vacancy.
  • Inspections: Do move-in, move-out and periodic inspections and hold every property to the standard
  • Tenant relations and success: Be tenants' main contact. Help and enable tenants to be successful, resolve disputes, oversee questions or issues, work with accounting rent collections
  • Owner Relations: Update owners on status, respond to tickets, ensure their properties are successful
  • Maintenance: Troubleshoot repair requests with tenants, assign the right contractors, and follow up until the work is done well. Work with the maintenance team to enable these
  • Financial oversight: Approve property expenses, manage security deposits, and work with our accounting team so owner statements are accurate and on time
  • Portfolio tracking: Use Ripple's internal tools to monitor portfolio health and catch issues early

Why Join Ripple?

  • Ownership with backup: You lead your portfolio and make the day-to-day decisions. You also get regular check-ins with management, clear goals, and support when something needs a second set of eyes
  • Work smarter, not harder: We're a forward-thinking team that keeps evolving with technology as it can be applied to property management
  • A growing team and growing portfolio, trying to improve property management

Requirements

We'd love to meet you if you have:

  • Experience: 5+ years in residential property management, with a track record of running a portfolio independently
  • A go-getter mindset: You take the lead on unit workload, solve problems as they come up, and work with our leasing, service and accounting team to keep every file moving
  • A tech-forward approach: You're excited to use automation and AI tools to streamline your work, and you're always looking for a smarter way to get things done
  • Strong communication: You can explain issues to owners and tenants clearly and with confidence
  • A team-first attitude: You're willing to pitch in wherever needed
  • Reliable transportation: A valid Alberta driver's licence and a reliable vehicle for travel to properties across Calgary

Benefits

  • Competitive pay: $65,000-80,000 CAD per year, based on experience
  • Health coverage: An extended healthcare plan with medical, dental, vision and disability coverage
  • Time to recharge: Paid vacation and personal days
  • Flexibility: Flexible working hours to balance field work with the rest of your life
  • Room to grow: Professional development opportunities to keep building your skills and career
