We are looking for a Property Accountant to provide financial oversight and technical accounting support for a commercial property in Winnipeg, Manitoba. This role partners closely with the on-site administration team by reviewing financial activity, strengthening reporting accuracy, and supporting compliance requirements. The successful candidate will contribute to budgeting, monthly analysis, tenant recovery calculations, and year-end reporting while helping maintain strong accounting controls across the property.
Responsibilities:

- Analyze monthly financial results against budget and prepare clear explanations of key variances for leadership review.
- Produce month-end and quarter-end financial packages, including reporting that supports broader asset management updates.
- Record journal entries and examine accruals prepared by the site team to help ensure complete and accurate financial statements.
- Complete audit working papers, coordinate supporting documentation, and address information requests during the year-end audit process.
- Calculate tenant recovery reconciliations for common area costs, insurance, and property taxes in accordance with lease obligations, while reviewing related revenue activity such as rent changes and percentage rent reporting.
- Verify lease documentation, lease abstracts, rent rolls, receivable aging, tenant statements, and other billing records to support accurate revenue recognition and collection follow-up.
- Review accounts payable coding, authorize payment runs, support cash management activities, and monitor reconciliations for banking and petty cash.
- Maintain internal accounting controls, oversee purchase order tracking, prepare applicable tax filings, and support property tax billing, payment, appeal, and recovery processes.
- Provide accounting support across additional properties when needed, assist with special assignments, and serve as a key liaison between the on-site team and head office.
Qualifications:
- Post-secondary education in accounting, finance, or a related discipline; an accounting designation or progress toward one is considered an asset.
- At least 3 years of relevant accounting experience within commercial real estate or property accounting environments.
- Demonstrated knowledge of tenant recoveries, including common area maintenance, insurance, and property tax reconciliations.
- Advanced proficiency in Microsoft Excel and experience using accounting or property management platforms such as Yardi, AMSI, AppFolio, ADP, or similar systems.
- Strong understanding of general accounting processes, including journal entries, payables review, receivables analysis, and financial reporting.
- Excellent analytical, organizational, and problem-solving abilities with a high standard of accuracy and attention to detail.
- Strong written and verbal communication skills in English, with the ability to handle sensitive financial information appropriately and discreetly.
