Original job description

Our client is seeking an experienced Property Manager to join their team and oversee the day-to-day operations, tenant relationships, and overall performance of a diverse property portfolio. This is an excellent opportunity for a motivated property management professional who brings strong operational knowledge, sound business judgment, and a commitment to maintaining high-quality properties and positive tenant relationships.

This confidential search is ideal for someone who takes ownership of their portfolio, works proactively to resolve challenges, and can balance operational priorities with financial performance and long-term asset value.

Key Responsibilities

Oversee the day-to-day management and operations of an assigned portfolio of properties, ensuring buildings are well maintained, operating efficiently, and meeting established standards.
Build and maintain strong relationships with tenants, responding to inquiries, resolving concerns, and supporting tenant retention.
Coordinate property maintenance, repairs, capital improvements, and service providers to ensure work is completed efficiently, safely, and within budget.
Develop, monitor, and manage operating budgets, financial reporting, expense controls, and property performance.
Work closely with contractors, vendors, and internal stakeholders to coordinate building operations and address maintenance requirements.
Conduct regular property inspections and proactively identify opportunities for improvements, repairs, and preventative maintenance.
Oversee lease administration, tenant communications, renewals, and other property-related documentation.
Ensure properties comply with applicable legislation, safety requirements, building regulations, and company policies.
Review operating expenses, monitor budgets, and identify opportunities to improve operational efficiency and asset performance.
Manage tenant issues and operational challenges professionally, using sound judgment and effective problem-solving skills.
Provide regular updates and reporting on property performance, maintenance requirements, budgets, and other operational priorities.

Qualifications & Experience

Previous experience in commercial or multi-residential property management, ideally with responsibility for an established property portfolio.
Strong understanding of building operations, property maintenance, vendor management, and tenant relations.
Experience with operating budgets, financial reporting, expense management, and property performance metrics.
Knowledge of lease administration, property management practices, and applicable regulatory requirements.
Strong organizational and time-management skills, with the ability to manage competing priorities across multiple properties.
Excellent communication, negotiation, and relationship-building abilities.
A proactive, solutions-oriented approach with strong attention to detail and accountability.
Proficiency with Microsoft Office and property management software.
A relevant industry designation, such as a CPM, RPA, or equivalent, would be considered an asset.

The Ideal Candidate

You are a hands-on, relationship-focused professional who understands the balance between delivering excellent tenant service, maintaining properties to a high standard, and achieving financial and operational objectives. You are comfortable working independently, making informed decisions, and collaborating with stakeholders to ensure the long-term success of the portfolio.

Compensation

Base Salary: $90,000–$120,000 per year, commensurate with experience and qualifications.
