Purpose

This role contributes to the overall success of the Real Estate Secured Lending (RESL) business in Canada by contributing to the oversight of mortgage-related fraud, AML and reputational risk reviews across branch, broker, and Home Financing Advisor (HFA) channels. The Manager acts as a key resource for conducting file reviews, identifying patterns, trends and broader risk where concerns emerge, and exercises sound judgment and discretion on escalations, remediation direction, and the overall findings arising from reviews. The role strengthens the integrity of RESL’s lending practices through specialized investigative capability, enabling enhanced risk culture and supporting a resilient and well-governed mortgage business.

Is this role right for you? In this role you will:

Acts as a subject matter resource for mortgage fraud risk, investigative assessments, and reputational risk matters, applying sound judgment to complex reviews involving mortgage brokers, Home Financing Advisors, underwriters, branch originators, and clients.
Leads and supports enhanced mortgage file reviews and targeted due diligence assessments where elevated fraud, AML, policy, documentation, or reputational risk concerns are identified, including income misrepresentation, down payment integrity, occupancy concerns, and application quality issues.
Uses data-driven insights, including outlier reporting and risk indicators, to identify files, individuals, channels, or patterns requiring further review and to help inform the prioritization and direction of investigative activities.
Provides day-to-day oversight, coaching, and quality reviews promoting consistent investigative practices, complete file documentation, and adherence to established methodology, mortgage policy, risk indicators, and escalation protocols.
Provides AML, KYC, and Enhanced Due Diligence support for mortgage-focused reviews, including unusual transaction reporting considerations, quality assurance observations, and trend analysis to identify emerging or systemic fraud concerns.
Develops clear, supportable recommendations for senior decision-making on remediation actions, escalations to Corporate Security or Employee Relations, cutoff recommendations, and client retention or demarketing determinations.
Identifies, analyzes, and communicates risk themes arising from file reviews, quality assurance findings, and emerging fraud trends to support stronger investigative standards, control enhancements, and risk mitigation across mortgage origination channels.
Collaborates with RESL, Corporate Security, AML, and other internal and external partners to synthesize investigative findings, identify themes, and inform field communications, training, policy enhancements, and appropriate follow-up actions, including escalations, underwriter coaching, and compensation clawback recommendations.
Understands how the Bank’s risk appetite and risk culture should be considered in day-to-day activities and decisions relating to the mortgage businesses.
Actively pursues effective and efficient operations of their respective areas in accordance with Scotiabank’s Values, its Code of Conduct and the Global Sales Principles, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational, compliance, AML/ATF/sanctions and conduct risk.

Supports specialized mortgage investigations by providing day-to-day oversight, of complex investigative matters that influence the integrity and risk posture of the Real Estate Secured Lending business.
Oversees deep-dive investigative work driven by analytics, risk indicators, file review findings, and emerging fraud trends, promoting disciplined assessment, consistent methodology, and high-quality outcomes that support sound business decisions and reinforce RESL’s control environment.
Acts as an escalation and advisory point for front-line, business, and customer-related matters where potential misconduct, fraud, AML concerns, or reputational risk is identified, applying measured judgment and escalating sensitive or high-impact issues to senior leadership as required.
Supports internal and external stakeholder engagements by contributing clear, defensible information on investigative findings, risk observations, file review outcomes, and remediation considerations involving RESL mortgage activity.

Do you have the skills that will enable you to succeed in this role? – We’d love to work with you if you have:

Post-secondary education in a relevant field (e.g., business, criminology, finance, law), complemented by specialized training or certifications in Fraud, AML, or financial crime investigation
Practical experience in mortgage lending, fraud, AML, or financial crime risk management.
Strong knowledge of mortgage origination, underwriting, documentation, policy requirements, and common indicators of mortgage fraud or misrepresentation.
Demonstrated investigative or review experience, including the ability to assess file evidence, identify patterns, challenge conclusions, and determine appropriate escalation or remediation paths.
Working knowledge of RESL systems, processes, and controls, including MIMS or related mortgage adjudication and documentation platforms.
Strong written and verbal communication skills, with the ability to summarize findings, explain risk implications, and influence business partners and control functions.
