Original job description

Smithwood Builders Inc.

Senior Construction Project Manager

Location: Based in North Vancouver, BC, with regular travel to project sites throughout Greater Vancouver.

Lead Exceptional Projects From Vision to Completion

Smithwood Builders specializes in sophisticated custom homes and major residential renovations built with craftsmanship, careful planning, and respect for the homeowner's experience. We undertake challenging, highly customized projects rather than repetitive or speculative construction. As our portfolio grows, we are preparing to add an accomplished Project Manager who shares our values of Transparency, Hard Work, Quality, Learning, and Integrity.

The Senior Construction Project Manager will lead complex custom-home and renovation projects from preconstruction through final completion. You will coordinate clients, architects, designers, carpenters, trade partners, budgets, schedules, selections, and documentation while protecting Smithwood's high standards.

Because our projects are personal and highly customized, this role requires more than technical construction knowledge. The successful candidate must communicate openly, anticipate problems, make well-reasoned decisions, and deliver an exceptional experience for homeowners throughout the building process.

Key Responsibilities

Manage high-end custom-home and major renovation projects from planning through closeout.
Develop and maintain detailed project schedules, budgets, scopes, and procurement plans.
Coordinate homeowners, architects, designers, engineers, suppliers, employees, and trade partners.
Use Buildertrend to manage project information, schedules, selections, communication, and documentation.
Review architectural and engineering drawings for constructability, completeness, and coordination.
Lead project startup, site meetings, progress meetings, and milestone reviews.
Monitor workmanship to ensure Smithwood's quality standards are consistently achieved.
Track costs, commitments, allowances, selections, and changes against the approved budget.
Prepare and communicate change orders clearly and promptly.
Anticipate scheduling, design, procurement, and construction challenges before they affect the project.
Support site teams with decisions, information, and practical problem-solving.
Maintain transparent, responsive communication with homeowners.
Ensure projects comply with applicable codes, permits, safety requirements, and company procedures.
Oversee deficiency completion, turnover documentation, and project closeout.
Contribute lessons learned and process improvements across the company.

Qualifications

At least 4-5 years of relevant custom residential construction experience.
Significant experience managing high-end custom homes or complex residential renovations.
Strong knowledge of residential construction methods, building systems, sequencing, and finishing standards.
Demonstrated ability to manage multiple stakeholders, budgets, schedules, and project details.
Experience reading architectural, structural, mechanical, and electrical documents.
Proficiency with Buildertrend or comparable construction management software; Buildertrend experience is preferred.
Strong financial awareness, documentation practices, and change-order management.
Excellent client-facing communication and relationship-management skills.
Decisive, organized, accountable, and calm when resolving complex problems.
Valid driver's licence and reliable transportation to project sites.
Construction management, project management, carpentry, or related credentials are assets.
PMP or equivalent project management training is an asset.

Pay And Benefits

Full-time employee position.
94,500-120,750/year
Quarterly bonus program (3-5% of annual salary)
Competitive annual salary commensurate with senior-level custom residential experience.
Opportunity to manage distinctive, technically challenging residential projects.
Direct access to company ownership and meaningful input into project delivery systems.
Long-term growth potential as Smithwood expands its team and project portfolio.

Why Smithwood Builders?

Smithwood Builders is growing thoughtfully, with an emphasis on completing exceptional projects rather than pursuing volume for its own sake. You will have the opportunity to lead distinctive homes, work closely with accomplished architects and trades, and help clients navigate one of the most important investments of their lives. The company values sound judgment, transparent communication, continuous improvement, and personal accountability. This is a long-term opportunity for a seasoned residential professional who wants their leadership to have a visible impact.

Smithwood Builders encourages applications from qualified candidates of all backgrounds and experiences.
