Strata Property Manager
Location: Vancouver, BC, Kerrisdale
Employment Type: Full-Time
Compensation: $80,000 to $90,000 annually, based on experience and qualifications

The Opportunity
We are seeking an experienced, service-oriented Strata Property Manager to join a team of six Strata Managers.
The successful candidate will manage a stable portfolio of approximately 12 residential strata properties located near the company’s Kerrisdale office, many within walking distance. Most buildings contain approximately 20 to 25 units.
This opportunity would suit a licensed Strata Manager who enjoys working independently while remaining actively engaged with a supportive and collaborative team. The company offers scheduling flexibility while maintaining an office-based culture and regular in-person interaction.
Key Responsibilities
- Manage the day-to-day operations of a portfolio of residential strata properties
- Serve as the primary point of contact for strata councils, owners, contractors, trades and service providers
- Organize and attend strata council meetings, annual general meetings and special general meetings
- Prepare meeting notices, reports, correspondence and follow-up documentation
- Advise strata councils on operational, financial and regulatory matters
- Review monthly financial statements and assist councils with annual operating budgets
- Review general ledger coding and approve invoices accurately and promptly
- Coordinate building maintenance, repairs, inspections and service contracts
- Develop and maintain productive relationships with vendors and trades
- Support capital-project planning and oversee projects in collaboration with councils, engineers and contractors
- Assist with bylaw enforcement, owner concerns and dispute resolution
- Ensure compliance with the Strata Property Act, applicable regulations and strata bylaws
- Participate in a rotating weekly after-hours emergency coverage schedule with the property management team
- Collaborate with internal administrative, accounting and property management colleagues
- Perform other related responsibilities as required
Qualifications
- Active BC Strata Management licence issued by the BC Financial Services Authority
- Rental Property Management licence is an asset
- Candidates holding only a Strata Management licence will be considered if they are willing to obtain their Rental Property Management licence
- At least two years of hands-on strata property management experience preferred
- Previous experience using Yardi is required
- Strong knowledge of the Strata Property Act and related regulations
- Ability to interpret financial statements, prepare budgets and manage property-related expenditures
- Excellent communication, organization and problem-solving skills
- Professional, practical and customer-focused approach
- Ability to manage competing priorities and work independently
- Collaborative personality and willingness to contribute to a team-oriented workplace
- Proficiency with Microsoft Office
- Valid BC driver’s licence and access to reliable transportation
Schedule and Working Environment
Council meetings are generally held during regular business hours or virtually. When an evening meeting is required, the Strata Manager may adjust their working hours and begin later that day.
The company supports a flexible working schedule but values regular presence at its Kerrisdale office and active participation in the team.
