Property Operations Supervisor

TAG Developments Ltd. - Edmonton Area, Alberta

TAG Developments is a full-cycle real estate developer with a mixed commercial portfolio of more than 450,000 square feet, including retail, industrial and office properties located in Sherwood Park, Fort Saskatchewan and surrounding areas.

We are seeking a permanent, full-time Property Operations Supervisor to oversee the day-to-day physical and technical operations of our commercial portfolio. Reporting to the General Manager, Property Management, this is a highly active, site-based role with the majority of the workday spent throughout our properties conducting inspections, troubleshooting building issues, meeting with tenants and contractors, and overseeing work in progress. This is not a traditional office-based position. The role is responsible for building systems, preventative maintenance, contractors, repairs, capital projects, tenant improvements and emergency response. The position has no direct staff reports, but provides operational oversight to contractors, consultants and service providers.

The successful candidate will be technically strong, proactive and highly service oriented. Regular tenant interaction is an important part of the role, and the successful candidate will be expected to build positive relationships, communicate clearly and take ownership of operational issues through resolution.

Key Responsibilities

· Oversee day-to-day building operations across the commercial portfolio, including mechanical, electrical, plumbing, HVAC, elevating, fire/life-safety and BAS systems.

· Conduct regular site inspections, identify deficiencies and coordinate repairs, maintenance and preventative maintenance activities.

· Act as a primary operational contact for tenants and respond to maintenance, access, service interruption and property-related concerns promptly and professionally.

· Oversee contractors and service providers, obtain pricing, monitor workmanship and ensure contracted services are completed to required standards.

· Coordinate and project manage building repairs, capital improvements, landlord work and tenant improvement projects.

· Review mechanical and electrical plans from an operational, maintainability and landlord-requirements perspective.

· Assist with annual operating budgets, capital planning, purchase orders and lifecycle planning.

· Maintain operational records, inspection documentation, O&M information and emergency procedures.

· Ensure compliance with applicable OH&S requirements, building/fire codes and safe-work practices.

· After-hours on-call coverage and respond to building emergencies as required.

Qualifications

· Minimum 5th Class Power Engineering Certificate.

· Minimum 7 years of progressive commercial building operations experience; office, retail and industrial experience preferred.

· Strong working knowledge of HVAC, mechanical, electrical, plumbing, fire/life-safety and BAS systems.

· Experience managing contractors, service providers and building-related projects.

· Ability to read and interpret construction, mechanical and electrical drawings.

· Strong tenant-service, communication, troubleshooting and organizational skills.

· Ability to work independently and manage multiple properties and priorities.

· Proficiency with Microsoft Office, mobile technology, BAS and computerized maintenance/work-order systems.

· Valid Class 5 Driver's Licence and a satisfactory Driver's Abstract are required.
