This position is pivotal in maintaining project schedules, budgets, and quality control.

Responsibilities

Exceptional Project Delivery

  • Communication:
  • Clearly communicate project details, timelines, and expectations to both internal and external team members by hosting bi-weekly project meetings to ensure that details are conveyed, deadlines are met, and high craftsmanship is maintained.
  • Scheduling and Planning:
  • Assist the Project Manager in maintaining the overall schedule by coordinating in-house resources and trade partners using a three-week look-ahead to minimize trade overlap and ensure efficient use of in-house resources.
  • Close-out:
  • Complete finals checklists and execute the deficiency list.
  • Coordinate the day-of city and other inspections with collaboration from the Project Coordinator.
  • Coordinating with the Property Management company (third party) re: move-in dates and other details.

Safety

  • Ensure a safe working environment by setting up initial site safety, monitoring health and safety protocols, and conducting daily protection/toolbox talks to encourage compliance among all field staff.
  • Report trade partner non-compliance to the project manager, and manage incidents through WCB protocols.

Deepening Relationships

  • Expanding trade base to match the increasing size and complexity of projects.
  • Instituting proactive scheduling to ensure readiness for trade partners ahead of schedule.
  • Facilitate one-on-one discussions to work on improving relationships and worksite flow.

Mentorship

  • Work with internal team members to continue developing their skill sets.
  • Provide ongoing support and feedback to internal team members as required.
  • Collaborating with the Operations Manager for bi-annual performance reviews with feedback.

Systematization

  • Job packages: In tandem with the Project Manager, ensuring all trade partners are working from the most recent information, have design selections available to them, and install details are being followed accordingly.
  • Trade Partners: Maintain contracts to ensure each scope of work is understood and executed in accordance with the construction documents.
  • Professional Partners: Tracking and recording required reports, such as municipal site inspections, structural and other engineering reports, and energy modeling requirements.
  • Weekly project progress reporting: Using Buildwise's daily logs.
  • Production Checklists: Maintain and update as required to ensure QA/QC.
  • After Action Reports (AARs): Discuss lessons learned and measure team performance and efficiencies.

Financials

  • Change Order: Aiding the project manager in tracking time, materials, and progress on any variances from initial trade scopes at the time of award.
  • Budget Monitoring: Providing feedback and assistance to the project manager and operations manager during construction to ensure that project budgets are realistic and achievable through real-time cost monitoring.

Ideal Personality Traits

  • You are a patient and empathetic leader with a strong sense of mentorship and coaching ability. You demonstrate a high emotional quotient.
  • You are approachable, respected, and well-liked by trades and professional partners.
  • You are open to new perspectives, ask questions, and ensure you understand different viewpoints before judging and making a confident decision.
  • You provide fair and constructive feedback to better the performance and career development of internal team members as well as the external trade partner network.
  • You are inquisitive, keep a high-level view of the company's success and failures, and are not afraid to question and refine processes as needed.

Ideal Background Experience
