Original job description

Third Space is seeking an Assistant Superintendent to support the successful startup and field execution of a purpose-built rental development project.

Reporting to the Project Manager, the Assistant Superintendent will be responsible for coordinating day-to-day site activities during project mobilization, bulk excavation, shoring, and foundation construction. This role will play a key part in establishing site operations, implementing project controls, coordinating subcontractors, and supporting the transition to the project Superintendent as construction progresses.

The successful candidate will be a highly organized and proactive construction professional who can coordinate complex site activities, establish strong field processes, and support the successful delivery of early project phases while maintaining a focus on safety, quality, and schedule performance.

Key Responsibilities

Support project mobilization activities including site setup, logistics planning, access control, and site documentation.
Assist in implementing project procedures, reporting requirements, and site operational standards.
Coordinate utility locates, survey activities, and municipal requirements as required.
Coordinate and monitor bulk excavation, shoring, dewatering, and foundation activities.
Liaise with geotechnical consultants, surveyors, engineers, contractors, and inspection authorities.
Track progress against project schedules and proactively identify potential risks or constraints.

Maintain awareness of constructability issues and support resolution efforts.
Assist in planning, coordinating, and directing day-to-day field activities.
Coordinate subcontractor work, deliveries, inspections, and consultant site visits.
Participate in daily field reviews and trade coordination meetings.
Maintain site records including daily reports, progress photographs, and activity tracking.
Support the Superintendent and project team in maintaining a safe work environment.
Monitor site activities to ensure compliance with project safety requirements.
Maintain control and responsibility for the security of the job site.
Assist with site inspections, deficiency tracking, and quality control processes; to ensure the compliance of construction drawings and specifications.
Promote a culture of accountability and continuous improvement.
Support short-term planning and look-ahead scheduling activities.
Monitor project milestones and report potential schedule impacts.
Maintain accurate project documentation including RFIs, inspections, reports, and field records.
Utilize Procore and other project management software to support project administration and reporting.
Assist with the transition from excavation construction into foundation and wood-frame building construction.
Support onboarding and coordination of additional site staff and trade partners as project requirements evolve.
Provide continuity of project knowledge and documentation to the Superintendent and construction team.

Qualifications & Experience

Minimum 4 -5 years of construction experience, in multifamily residential, mixed-use, or commercial construction. Ideally more than 2 years as an Assistant Site Super or Lead Hand.
Experience supporting excavation, shoring, civil, concrete, or structural construction activities.
Exposure to wood-frame multi-family construction is considered an asset.
Strong understanding of construction sequencing and site operations.
Experience using construction management software, with Procore experience considered a strong asset.
Working knowledge of MS Outlook, MS Word, MS Project and MS Excel.
Valid driver's license and ability to travel to project sites.

Salary Range:

Third Space provides a competitive salary and benefits package as well as many other perks and benefits. The Assistant Site Superintendent salary range is $90,000 - $110,000 with an annual performance bonus. This role is eligible for health & dental benefits. The exact compensation offered will be dependent upon education & training, years of relevant experience, and internal equity.
