Position Details
The Senior Analyst will work across a diverse range of projects with senior staff and teams, providing support for project management, research, and analysis.
Project Types May Include, For Example
- Real estate and urban design strategy for universities growing new research partnership areas, expanding student housing, or connecting to communities beyond their campus
- Highest and best use analysis for real estate portfolios or single sites
- Site-specific development options and land valuation analysis, to guide strategic decision-making with institutional leadership
- Real estate portfolio analysis for mission-driven institutions, assessing opportunities and costs of owned and leased properties relative to future mission-related needs
- Economic analysis including economic impact, fiscal impact, and economic development strategy for cities, town, and place-based organizations like downtowns and neighborhood organizations
Sample Tasks And Responsibilities May Include
- Data collection, organization, and cleaning. Analysis of large datasets using Excel and other tools
- Develop and refine statistical demand models to support client program development
- Preparation of financial analyses including pro formas, development budgets, operating cash flows, valuations, occupancy cost analyses, and other real estate financial modeling
- Real estate market analysis, including research on real estate comparables, market trends, and relevant public policies and programs
- Development of interactive fiscal, economic, and financial modeling dashboards
- Research into best practices, trends, and case studies in urban real estate and economic development
- Preparing presentations, reports, memos, and other materials for client deliverables
- Project and client management support, such as preparing work plans and schedules, coordinating team meetings, facilitating agendas, and creating meeting minutes
- Assisting in business development including drafting proposals and marketing materials
Position Requirements
U3 seeks candidates with a strong quantitative and qualitative analytical skills, a deep curiosity about equitable growth, cities, and anchor institutions, and creativity and initiative to tackle complex, unique challenges. We are looking for candidates with:
- 2+ years of work experience and a master’s degree in urban planning, real estate, or a related field; or some combination of relevant education and work experience.
- Strong independent research skills, including ability to ask research questions, develop research approaches, identify appropriate sources, and adapt as needed to arrive at a solution
- Demonstrated ability to synthesize multiple sources of data to communicate significant outcomes and findings to external audiences
- Experience with complex data analysis, such large dataset management, real estate market data analysis, or census and demographic analysis
- Strong written, graphic, and verbal communication skills, including in visual presentations and written reports
- Self-motivation; capable of managing time and tasks across multiple projects independently with minimal instruction.
- Excellent interpersonal skills and professional demeanor, especially when communicating with clients; an ability to actively listen to clients and teammates.
- Software:
- Experience and high proficiency with Microsoft Excel, especially in managing larger datasets; fluency with database structure, advanced functions, and PivotTables a plus.
- Experience and fluency in working with GIS (ArcPro and ArcGIS Online) preferred
- Demonstrated interest in AI-assisted programming and emerging development tools; experience with tools such as Cursor, GitHub Copilot, Claude Code, Vercel or similar is a plus. A demonstrated passion for cities, neighborhoods, vibrant streets, and strong communities.

Salary & Benefits
U3 offers a competitive compensation package, including salary, the opportunity to earn a bonus, and a generous employee benefits package. Salary and bonus reviews are conducted annually.
An offer for senior analyst will be commensurate with experience. Candidates will be told which position they qualify for during the first round of interviews. The starting salary will be within $66,000 – $84,000.
